Position Summary: The Property Manager oversees the daily operations and long‑term performance of a multi‑unit residential community by ensuring residents receive exceptional service, the property remains safe and well-maintained, and occupancy goals are consistently achieved.
Key Responsibilities:
Resident Relations
- Build strong relationships with residents to foster a positive living environment
- Respond promptly to resident inquiries, service requests, and concerns
- Oversee move‑ins, move‑outs, unit inspections, and renewal processes
- Implement resident retention strategies to maintain high satisfaction and low turnover
Leasing & Occupancy Management
- Market available units through online listings, signage, and community outreach
- Conduct property tours and guide prospective residents through the leasing process
- Screen applicants, process applications, and prepare lease agreements
- Monitor occupancy trends and adjust leasing strategies to meet targets
- Maintain accurate records of leases, renewals, and wait lists
Property Operations & Maintenance
- Conduct regular inspections of units, common areas, and building systems
- Coordinate maintenance staff and external vendors for repairs and preventive maintenance
- Ensure cleanliness, safety, and curb appeal across the property
- Oversee unit turns to minimize vacancy downtime
- Manage emergency response procedures and after‑hours issues as needed
Administrative Management
- Collect rent, track delinquencies, and enforce payment policies
- Maintain accurate documentation, resident files, and compliance records
Compliance & Risk Management
- Ensure adherence to local, state, and federal housing regulations
- Uphold Fair Housing standards in all leasing and resident interactions
- Manage incident reports and safety protocols
- Monitor building access systems, security measures, and vendor compliance
Requirements:
- At least three (3) years of previous property or leasing management experience
- Strong customer‑service and communication skills
- Familiarity with property management software
- Ability to interpret financial reports and manage budgets
- Knowledge of landlord‑tenant laws and Fair Housing regulations
- Strong organizational and multitasking abilities
- Proactive, resident‑focused, and solutions‑oriented
- Skilled at managing onsite teams (leasing agents, maintenance techs, etc.)
- Comfortable handling high‑volume operations and fast‑paced environments
- Strong conflict‑resolution and decision‑making skills

Pay: $48,000.00 - $52,000.00 per year
