Job Summary
We are seeking a highly skilled and energetic Experienced Apartment Maintenance Technician to join our dynamic team. Duties
- Perform routine and preventative maintenance on building systems including electrical equipment, plumbing, HVAC units, and mechanical components using schematics and technical manuals.
- Troubleshoot and repair electrical issues utilizing tools such as ohmmeters and hand tools; conduct electrical system repairs to ensure safety and compliance with codes.
- Maintain plumbing systems through repairs, replacements, and inspections; address leaks, clogs, and other plumbing concerns promptly.
- Conduct carpentry tasks including repairs to doors, cabinets, drywall, and interior finishes; perform painting for touch-ups or full repainting projects.
- Operate programmable logic controllers (PLCs) for building automation systems; utilize welding skills when necessary for structural or equipment repairs.
- Use CMMS (Computerized Maintenance Management System) to document work orders, track maintenance activities, and schedule future inspections.
- Supervise or assist with facilities equipment maintenance projects; lead or collaborate with team members to complete tasks efficiently while ensuring safety standards are met.
- Assist with HVAC system repair and troubleshooting to maintain optimal climate control within residential units and common areas.
- Follow schematics and technical diagrams accurately during repairs; ensure all work complies with safety regulations and building codes.
- Provide excellent customer service by responding promptly to resident maintenance requests with professionalism and courtesy.
Qualifications
- Proven experience as an apartment maintenance technician or similar role with a strong background in electrical work, plumbing, HVAC repair, carpentry, welding, and mechanical systems.
- Proficiency in reading schematics, technical manuals, and building plans; familiarity with facilities equipment maintenance procedures.
- Hands-on experience with electrical equipment repair including troubleshooting using ohmmeters and other diagnostic tools.
- Knowledge of programmable logic controllers (PLCs), CMMS software, and MRO (Maintenance, Repair & Operations) practices.
- Ability to perform maintenance painting and interior building repairs effectively; experience supervising or leading maintenance teams is preferred.
- Strong mechanical knowledge complemented by skills in plumbing system maintenance & repair as well as HVAC system troubleshooting.
- Excellent communication skills in English; capable of providing clear instructions and detailed reports.
- Physical ability to perform manual tasks including lifting heavy objects, working at heights or confined spaces safely.
