The Construction Superintendent is responsible for managing all on-site construction activities from mobilization through project completion. This individual will coordinate subcontractors, enforce safety standards, maintain quality control, manage schedules, and ensure work is completed in accordance with project plans and specifications.
The ideal candidate has extensive experience constructing wood-frame multifamily buildings and thrives in a fast-paced environment where organization, communication, and accountability are critical.
*This role will start in Hackensack and then pivot to Somerset County, NJ.
Responsibilities:
- Lead all daily field operations and serve as the primary on-site representative.
- Coordinate subcontractors to maintain an efficient workflow and achieve project milestones.
- Maintain the construction schedule and proactively identify and resolve delays.
- Conduct daily site walks to monitor progress, quality, and safety.
- Plan work several weeks in advance to ensure manpower, materials, and equipment are available.
- Coordinate inspections with municipal officials and third-party inspectors.
- Prepare for Temporary Certificates of Occupancy (TCOs) and final Certificates of Occupancy (COs).
Schedule Management
- Execute the project schedule while identifying opportunities to accelerate completion.
- Coordinate sequencing between trades to eliminate downtime.
- Participate in look-ahead planning meetings.
- Communicate schedule impacts to the leadership.
Quality Control
- Ensure all work meets company standards, project specifications, and building codes.
- Review completed work before allowing subsequent trades to begin.
- Coordinate punch list completion.
- Verify corrective work is completed properly and timely.
- Maintain exceptional attention to finish quality throughout the project.
Safety
- Enforce OSHA regulations and company safety policies.
- Conduct regular safety meetings and toolbox talks.
- Maintain a clean, organized, and safe jobsite.
- Immediately address unsafe conditions or behaviors.
- Coordinate with subcontractors to ensure compliance with site safety requirements.
Coordination & Communication
- Work closely with the Project Manager regarding schedule, budget, RFIs, change orders, and procurement.
- Coordinate with architects, engineers, consultants, and municipal inspectors.
- Maintain positive relationships with subcontractors while holding them accountable for performance.
- Participate in meetings and provide regular project updates.
- Maintain accurate daily reports in Procore.
- Document manpower, weather, deliveries, inspections, and project progress.
- Track deficiencies and punch list items.
- Maintain photo documentation of project progress.
- Ensure field drawings reflect the most current revisions.
Qualifications
- 7+ years of experience as a Superintendent on multifamily construction projects.
- Extensive experience with wood-frame multifamily construction.
- Experience completing projects through TCO and final CO.
- Strong knowledge of sequencing for framing, MEP rough-ins, insulation, drywall, finishes, and turnover.
- Ability to read and interpret architectural, structural, civil, and MEP drawings.
- Thorough understanding of building codes and OSHA safety requirements.
- Strong leadership and conflict-resolution skills.
- Excellent organizational and communication abilities.
Preferred Qualifications
- Experience with projects exceeding 100 units.
- Experience working for a developer or general contractor specializing in multifamily housing.
- OSHA 30 Certification.
- CPR/First Aid Certification.
- Experience with Procore and Bluebeam.
- Ability to read and interpret construction schedules (MS Project or Primavera P6).
