The Commercial Maintenance Technician/Operator is responsible for the operation, inspection, troubleshooting, repair, and preventive maintenance of commercial building systems and equipment. This position ensures facilities remain safe, functional, and operating efficiently while minimizing downtime and responding promptly to maintenance issues.
Essential Duties & Responsibilities
- Perform routine inspections of commercial building systems and equipment.
- Operate and maintain HVAC, electrical, plumbing, lighting, mechanical, and building automation systems.
- Troubleshoot and repair equipment malfunctions and facility-related issues.
- Complete preventive maintenance tasks according to schedules and manufacturer recommendations.
- Monitor facility operations and identify potential safety or operational concerns.
- Respond to maintenance requests, alarms, and emergency service calls.
- Maintain accurate maintenance records, work orders, and inspection reports.
- Assist with contractor coordination and oversee vendor work when needed.
- Ensure compliance with OSHA regulations, company safety policies, and local building codes.
- Maintain tools, equipment, and maintenance areas in a clean and organized condition.
- Perform general facility repairs including doors, locks, ceilings, flooring, and minor carpentry/painting.
- Support after-hours or on-call maintenance coverage as required.
- 7 on, 7 off position as a Maintenance Technician / Operator at a highly technical facility. Will report to the same facility each day. No travel.
Qualifications
- High school diploma or GED required.
- Technical training or certifications in HVAC, electrical, industrial maintenance, or related field preferred.
- Minimum of 2 years of commercial maintenance or facility operations experience preferred.
- Knowledge of HVAC systems, electrical troubleshooting, plumbing, and general building maintenance.
- Ability to read blueprints, schematics, and technical manuals.
- Strong troubleshooting and problem-solving skills.
- Ability to use hand tools, power tools, meters, and diagnostic equipment safely.
- Basic computer skills for work orders and reporting systems.
- Valid driver’s license may be required.
Physical Requirements
- Ability to lift up to 50 pounds.
- Ability to climb ladders, work at heights, and work in confined spaces.
- Frequent standing, walking, bending, kneeling, and reaching.
- Ability to work indoors and outdoors in varying weather conditions.
