We are seeking an experienced and results-driven Property Manager to oversee the daily operations of a residential community. In this on-site leadership role, you will drive property performance, ensure resident satisfaction, and lead on-site teams to maintain operational excellence. The ideal candidate brings strong leadership, financial acumen, and a thorough understanding of property management practices, including leasing, compliance, and resident relations.

Own end-to-end community operations: Oversee leasing, resident relations, service operations, make-ready, and vendor management while ensuring policy and regulatory compliance.

Lead and develop on-site teams: Set clear goals, coach for performance, ensure safety training, and foster an inclusive, service-first culture across leasing and maintenance.

Deliver property performance: Manage to occupancy, renewal, NOI, and expense targets; build and manage operating/capex budgets; track KPIs and take corrective action as needed.

Champion resident experience: Model empathic, solution-focused service; resolve escalations; close the loop on feedback; drive proactive engagement initiatives and events.

Make data-driven decisions: Use PMS/CRM/BI tools to analyze trends (occupancy, rent growth, service SLAs, satisfaction) and implement ROI-backed improvements.

Ensure compliance and risk management: Uphold Fair Housing and safety standards; maintain accurate documentation and records for audits and reviews.

Optimize maintenance and vendor performance: Coordinate work orders to SLA, preventive maintenance, turns, and vendor contracts to quality, cost, and safety standards.

Manage collections with care: Execute compliant, consistent collections processes; partner with residents to resolve balances while protecting policy and community standards.

3+ years of multifamily property management experience with direct responsibility for leasing, resident relations, and operations.

Demonstrated success managing budgets and delivering to KPI targets (occupancy, renewals, NOI, expenses).

Working knowledge of Fair Housing and relevant housing/safety regulations; strong commitment to ethical, compliant practices.

Experience leading on-site teams (leasing and/or maintenance), setting goals, and coaching for results.

Proficiency with property management systems and tools (e.g., Yardi, RealPage/OneSite, AppFolio, MRI) and MS Office/Google Workspace.

Clear, professional communication skills with strength in de-escalation and documentation.

Ability to work on-site, respond to after-hours emergencies on a rotating basis, and move about a multistory property; reasonable accommodations available.

Valid driver’s license and reliable transportation, if required for business needs between sites or for vendor visits.

CAM, CAPS, or similar industry certification.

Experience optimizing service operations, make-readies, and vendor SLAs.

Track record improving delinquency and bad debt while maintaining resident goodwill.

Comfort building simple business cases and measuring ROI on operational changes.

Experience with BI/reporting tools and KPI dashboards.
