About the Role
The Relationship Manager is the central point of contact for property owners and is responsible for the performance of an assigned portfolio of residential properties. This role balances strategic relationship management with operational excellence, working cross-functionally with leasing, maintenance, and resident-facing teams to deliver results.
Key Responsibilities:
Owner Relationship Management
- Serve as the main liaison between Grit and property owners
- Lead recurring owner calls and provide clear, actionable property performance updates
- Respond to owner inquiries within one business day
- Offer data-driven recommendations on rent pricing and property improvements
- Ensure long-term satisfaction and retention of owner partnerships
Property Operations
- Conduct scheduled property inspections and document conditions and findings
- Monitor maintenance requests and coordinate timely resolution with service teams
- Track key performance metrics and take corrective action when needed
- Ensure compliance with housing laws, local ordinances, and lease regulations
- Manage property-level budgets, approving expenses within authorized limits
- Analyze rental data and adjust pricing strategies to meet occupancy goals
Resident Relations
- Address escalated resident concerns and maintain high satisfaction
- Oversee enforcement of lease terms, policy compliance, and conflict resolution
- Collaborate with the resident liaison team on retention and renewal strategies
- Foster positive, long-term relationships with residents
Team Collaboration
- Coordinate daily with leasing, maintenance, accounting, and resident support teams
- Guide property-level tasks, track progress, and ensure operational accountability
- Participate in portfolio strategy discussions and bring forward ideas for improvement
Skills & Experience:
- 2–4 years of experience in residential property management, real estate, or related fields
- Strong interpersonal skills with a track record of building trust and resolving conflicts
- Ability to analyze property performance data and communicate insights to owners
- Familiarity with HUD housing choice voucher program, landlord-tenant law, leasing processes, and housing compliance standards
- Experience coordinating cross-functional teams and balancing multiple priorities
- Strong written and verbal communication skills — you can lead a meeting or write a clear follow-up without jargon
- Comfortable using property management systems and digital tools to track tasks, update records, and generate reports
- A proactive, problem-solving mindset with strong organizational and time management skills
- Reliable transportation and ability to travel locally for inspections and meetings
- Flexibility to respond to urgent issues outside of traditional business hours when needed
