About the Role — Project Manager (Commercial HVAC)
ACS is seeking a Project Manager who can run complex commercial HVAC projects with confidence, discipline, and a customer‑first mindset. This is a hands‑on role responsible for managing approximately 15 active projects at any given time, ranging from $500K to $7M, with typical durations of 3–6 months.
You will be assigned to projects immediately after the job is sold, and you may participate in the RFP process prior to sale when needed. You will own the project from kickoff through closeout, coordinating with field teams, subcontractors, trade partners, and clients to ensure that work is executed safely, profitably, and without margin leakage.
This role requires someone who can solve problems quickly, communicate clearly, manage difficult customers with professionalism, and build long‑term relationships that lead to repeat business. You will join a project management team that values collaboration, humility, and continuous improvement — a team where people support each other, share knowledge freely, and genuinely want one another to succeed.

Key Responsibilities
Project Execution & Controls
· Manage commercial HVAC projects from handoff through closeout
· Ensure adherence to budget, schedule, scope, and safety standards
· Monitor project operating systems and update reports as needed
· Review, direct, or approve project design changes
· Prepare budgets and perform cost‑benefit analyses
· Assess project feasibility, resource needs, and technical requirements
· Prevent margin leakage through disciplined project controls
· Monitor compliance with cost codes, policies, standards, and specifications
Client & Stakeholder Management
· Serve as the primary point of contact for owners and clients
· Consult and negotiate with clients to prepare project specifications
· Present proposals, reports, and findings to clients and leadership
· Build long‑term client relationships and support add‑on business
· Manage difficult customers with professionalism and a positive attitude
Field & Team Coordination
· Work closely with trade personnel during project execution
· Coordinate survey work and field activities
· Confer daily with Project Engineers to resolve issues
· Track tasks and milestones using look‑ahead schedules and HTC forecasting
· Ensure all field shared documentation is accurate and up to date
Documentation & Reporting
· Manage RFIs, change orders, submittals, and progress billing
· Prepare meticulous reports for supervisors and executive leadership
· Participate in RFP responses, bid packages, and budget presentations
· Develop or implement policies, standards, and procedures for technical work
· Close out all projects and prepare client‑ready closeout packages
· Engage the Service Sales Team to position ACS for preventive maintenance contracts
Leadership & Culture
· Model and enforce Safety and the 26 Basics (SB26)
· Train others in systems, software, and processes
· Participate in staffing selection and team development
· Represent ACS culture, values, and professionalism in every interaction

· Strong problem‑solving and task‑ownership capabilities
· Ability to manage ~15 concurrent projects
· Experience with multi‑month, multi‑trade commercial work

· Field‑facing mindset; comfortable working with trades and job sites
· College degree preferred but not required
· Engineering degree acceptable, but candidate recognizes that this is a career as a Project Manager

· Base salary: $125,000 – $165,000 (commensurate with experience)
· Profit‑sharing bonus: historically 9–16 days of salary, commensurate with company performance
