Come join our winning team! We are seeking a property manager for an 80 unit tax credit property in Jacksonville, Florida. TPI Management Services, LLC has been managing affordable communities in Florida and Georgia for more than 25 years. We are looking for an organized and talented individual to oversee the day to day operations of the property.
The Property Manager is the perfect position for a property management professional who enjoys working with a team to achieve the highest Net Operating Income possible under his/her supervision. Responsibilities include executing cost control and revenue improvement plans as well as developing annual operating budgets plus sales and marketing plans. A superior level of enthusiasm, leadership and managerial skills are essential for motivating, developing and supervising a high functioning team. Staying in tune with market trends, understanding demographics and the competition is critical in ensuring that the property is profitable.
Qualifications
All duties should be performed with the concentration and precision required. The essential knowledge, skills and abilities needed are outlined below.
Essential Responsibilities
· Maintain an exceptional customer service relationship with residents, vendors, co-workers and the community.
· Attain the highest possible net operating income through the implementation of cost control and revenue improvement plans.
· Establish and implement leasing goals and resident retention strategies.
· Evaluate operational information for impact on NOI, identify trends and recommend strategies and adjustments.
· Manage a high functioning on-site team with effective staffing, training, motivation and development plans.
· Develop yearly operating budgets/forecasts and sales/marketing plans.
- Increase rental/other income (per Florida Housing Finance guidelines) while decreasing expenses through effective planning and control methods.
- Effectively monitor all income including delinquencies.
- Monitor the timely receipt of rent collections and ensure landlord/tenant laws and statutes are followed.
- Evaluate and recommend changes on rent/pricing strategies, and ensure websites and printed material are accurate and updated.
- Analyze and evaluate monthly financial statements and draft variance report for owners review.
- Effectively demonstrate, lease, and move in prospective residents; implement methods to ensure leasing consultants attain the highest standards with shopping report scores.
- Monitor effective lease renewal programs.
- Effectively maintain knowledge of community and competitive communities through consistent assessment of market conditions and trends. Ensure leasing team develops similar knowledge.
- Direct efforts to implement sales and marketing plans which effectively maximize rental income and result in high occupancy.
- Ensure that an adequate number of units are market ready within a reasonable time frame.
- Ensure preventative maintenance program is adhered to on a regular basis and ensure the responsiveness of the maintenance team is acceptable.
- Promote safe work practices are followed at all times.
- Communicate effectively with owners, residents, vendors and co-workers.
- Provide training and motivation to leasing staff and ensure group training and Grace Hill sessions are completed as required.
- Create staffing schedules and ensure they are consistent with community needs.
- Assist and ensure all customer complaints are handled promptly and appropriately.
- Follow established company standards for screening and qualifying applicants for residency.
- Adhere to Standard Operating Procedures.
- Plan and participate in resident activities per the property regulatory agreement.
- Other tasks or duties as assigned by supervisor.
Educational Requirements
· A High School education or equivalent is required; college degree is a plus but not a requirement.
· Ability to fluently read and write English.
· Accurately perform intermediate mathematical functions and use Yardi resident management software functions related to position.
Experience Requirements
· At least two years’ experience in residential property management; preferably with LIHTC tax credit experience.
· Ability to work any of the seven days of the week, 52 weeks of the year. The schedule may change depending on the needs of the community at any given time.
· Computer and Microsoft Office experience required as well as knowledge of internet marketing.
· Yardi Voyager experience a plus.
PHYSICAL DEMANDS
Will sometimes be exposed to activity that requires standing, bending, squatting pushing/pulling, and lifting/moving/carrying. Must have normal range of hearing, vision, color discrimination and depth perception.
MENTAL DEMANDS
Must have the ability to fluently read and write in English. Must consistently use independent judgment (following prescribed procedures) to determine actions to be taken, priorities, emergencies, etc. Must be able to deal with moderate to high levels of stress due to meeting deadlines and reprioritizing activities. Will interact regularly with residents, vendors, contractors, supervisors, employees and coworkers and therefore, must have outstanding interpersonal skills.
ENVIRONMENTAL CONDITIONS
Will be exposed to an outdoor environment which could consist of heat, cold, dampness, rain, etc.
Licenses/Equipment
· Valid driver’s license with current automobile insurance is required; position requires personal vehicle to fulfill some of the job’s functions.

Pay: $45,000.00 - $50,000.00 per year
