Position Overview:
The Commercial Tenant Improvement Superintendent will oversee and manage all on-site construction activities for tenant improvement projects, ensuring they are completed safely, on time, within scope, and on budget. The Superintendent will serve as the key liaison between the office, field teams, subcontractors, and clients, driving project success through strong leadership, communication, and attention to detail.
Key Responsibilities:
Project Oversight:
- Manage all daily on-site activities for commercial tenant improvement projects.
- Ensure projects meet schedules, budgets, and quality standards.
- Proactively identify and resolve issues that may impact progress.
Coordination and Leadership:
- Supervise subcontractors, trades, and field personnel to ensure work is performed to company standards.
- Coordinate with project managers, owners, architects, and engineers to align project goals.
- Lead regular site meetings and inspections.
Safety and Compliance:
- Enforce company safety standards and ensure all activities comply with OSHA and local regulations.
- Conduct regular safety meetings and site inspections.
- Maintain a clean, organized, and hazard-free worksite.
Scheduling and Logistics:
- Develop and manage project schedules, ensuring milestones are met.
- Coordinate material deliveries, manpower, and subcontractor sequencing.
- Track project progress and adjust plans as needed to maintain timelines.
Documentation and Reporting:
- Maintain accurate daily logs, progress reports, and jobsite photos.
- Assist with reviewing RFIs, submittals, and change orders as necessary.
- Monitor project costs and work closely with project managers to control budgets.
Client Relations:
- Act as a professional, on-site representative of the company, ensuring excellent client communication.
- Address client questions and concerns promptly to maintain satisfaction.
Qualifications:
- 5+ years of experience as a Superintendent in commercial tenant improvement or similar construction projects.
- Proven expertise managing multiple trades and subcontractors.
- Strong understanding of construction processes, building codes, and safety regulations.
- Proficiency in reading and interpreting construction drawings and specifications.
- Ability to manage schedules and project timelines effectively.
- Excellent problem-solving, organizational, and communication skills.
- Proficient in construction software (e.g., Procore, MS Project, Bluebeam) and Microsoft Office Suite.
- OSHA 30 Certification (required) and First Aid/CPR Certification (preferred).
- Valid driver's license and reliable transportation.
