Real Estate Development Consultant, Madison Park Development Corporation
Overview:
Madison Park Development Corporation (MPDC) seeks proposals from qualified real estate development professionals to serve as a Consultant during a temporary leave coverage period of the VP of Real Estate.
The consultant will provide strategic, administrative, and supervisory leadership for MPDC’s Real Estate Department, supporting the advancement of the organization’s affordable housing pipeline and homeownership pathways programming. The consultant will oversee departmental operations, supervise project management staff, coordinate with organizational leadership, and ensure continuity of key funding and development activities.
This is not intended to be a direct project management role. MPDC’s existing project managers will maintain primary responsibility for individual development projects. The Consultant will focus on department leadership, project oversight, organizational coordination, and advancement of the broader real estate pipeline.
Contract Term:
The leave period runs from August 3, 2026 through December 11, 2026. Ideally, the engagement would begin one to two weeks prior to the leave period to facilitate transition and conclude one to two weeks following the leave period to support re-entry and knowledge transfer.
15–20 hours per week. MPDC staff serve in hybrid roles – 3 days in office and 2 days remote. The consultant would ideally be in office at least 1 day a week, overlapping with staff.
Scope of Services:
The Consultant will:
· Provide department staff supervision, including weekly 1:1s to monitor status of active development projects and provide strategic guidance to project managers. to monitor status of active development projects and provide strategic guidance to project & program managers.
· Provide overall leadership and management of MPDC’s Real Estate Department and meet with CEO weekly or every other week, upon request.
· Advance real estate pipeline, tracking key milestones across active projects and ensure appropriate follow-up by project managers and project consultants
· If asked to evaluate acquisition or RFP opportunities - coordinate due diligence, site evaluation, partnership discussions, and strategic planning activities as needed
· Support decision-making regarding project prioritization and resource allocation
· Support project staff in the submission of two major public funding applications:
o Mayor’s Office of Housing funding application (anticipated September 2026 submission)
o Executive Office of Housing and Community Development funding application (September 24, 2026 pre-application and December 3, 2026 submission)
· Coordinate with finance, asset management, community engagement, and executive leadership staff as appropriate
· Represent MPDC in meetings with public agencies, funding partners, project consultants, and development partners
· Escalate significant project risks, budget concerns, schedule issues, or policy matters to executive leadership
· Review and approve routine departmental documents, consultant contracts, and project-related correspondence as authorized
· Support preparation of board and real estate committee materials related to real estate activities
· Ensure continuity of organizational knowledge and project documentation during the leave period
Desired Qualifications:
· Minimum 7–10 years of affordable housing real estate development experience
· Demonstrated experience supervising development staff and managing departmental operations
· Experience with public financing programs and affordable housing funding applications in Massachusetts and more specifically Boston
· Strong project oversight, organizational management, and stakeholder coordination skills
· Ability to work effectively in a collaborative nonprofit environment
· Experience working with community development corporations.
