Job Overview
The Solomon Organization is looking for a Senior Leasing Consultant to play a pivotal role in coordinating all phases of apartment leasing in the Metro Detroit Area. This would be a Floating Leasing Consultant position for The Solomon Organization. This would involve providing exceptional customer service to residents and potential residents while utilizing professional sales and marketing techniques to maintain high occupancy at apartment communities at The Haven at Groose Pointe in Harper Woods, Huntington Parc Townhomes in Oak Park, Manors at Knollwood in Clinton Township, and Chimney Hill in West Bloomfield. Ideal candidates will have at least two years of experience in apartment leasing or hospitality. Regular schedule will be Monday thru Friday, 9am to 6pm with Saturday availability on occasion working 10am - 6pm.
Requirements/Experience
- High school diploma or equivalent
- Minimum 2 – 3 years of progressively responsible sales-related experience (Required)
- Strong negotiation skills with a track record of successfully closing lease deals
- Excellent communication and interpersonal skills, with the ability to build rapport and influence prospects (Required)
- Excellent computer skills, with emphasis on Microsoft Office Suite – Excel
- Knowledge of Yardi Voyager a plus
- Detail-oriented with strong organization and time management skills
- Ability to thrive in a fast-paced, dynamic environment and adapt to changing priorities
- Ability to operate basic office equipment
- Valid Driver’s License with reliable transportation
- Ability to float to multiple sites as needed will be predetermined and discussed with management
- Must be able to work weekends & evenings
- Ability to lift at least 20 pounds
Essential Functions
Resident Relationship Management
- Cultivate and maintain strong relationship with existing and prospective residents.
- Understand resident requirement and preference to effectively match them with available units.
- Address resident inquiries, concerns, and lease negotiation discussions promptly and professionally.
Lease Negotiation and Execution
- Negotiate lease terms and conditions with prospects, ensuring alignment with company objective and property guidelines.
- Prepare lease agreements, amendments, and related documents accurately and in compliance with legal requirements.
- Collaborate with legal counsel as necessary to finalize lease agreements and resolve any legal matters.
Market Analysis and Strategy
- Conduct market research to identifiy trends, competivies properties, and potential residents.
- Analyze market data to develop leasing strategies aimed at optimizing property performance and maximizing revenue.
Property Promotion and Marketing
- Collaborate with the Marking Department to develop marketing materials and strategies to promote available retail spaces effectively.
- Coordinate property showings and tours for prospective residents, highlighting key features and benefits.
- Utilize online platforms, social media, and networking events to expand the reach of property listing and attract residents.
Muli-Site Coverage
- Float between multiple communities as business needs require, providing leasing coverage during staffing gaps, peak traffic periods, lease-ups, and special initiatives.
- Maintain consistent leasing standards, brand voice, and resident experience across all assigned sites.
Team Support and Mentorship
- Act as a peer leader and informal mentor to Leasing Consultants, modeling best practices tours, follow-up, negotiation, and customer experience.
- Support the training and onboarding of new leasing team members as needed.
- Share market knowledge, leasing techniques, and tour-conversion strategies across the team to help raise overall performance.
Collaboration and Reporting
- Collaborate with property management, marking, and finance teams to ensure seamless leasing processes and successful resident onboarding.
- Provide regular updates on leasing activity, market trends, and resident feedback to senior management.
- Maintain accurate leasing records and reports, including lease expirations, rent rolls, and occupancy rates.
Physical Demands
- Must be able to sit, talk, or hear, as well as use hands and fingers to handle or feel
- Must be able to work inside and outside in all weather conditions (rain, snow, head, hail, wind, sleet).
- Must be able to push, pull, lift, carry, or maneuver weights of up to twenty (20) pounds independently and several hundred with assistance
- Ability to work nights and weekends
