Lead Maintenance Technician
Job Summary: The Lead Maintenance Technician oversees all maintenance operations on the property. This role involves completing work orders and assisting the property manager resolve maintenance issues. The Lead Maintenance Technician will lead a team of maintenance personnel and ensure that all maintenance tasks are completed efficiently and on time.
Essential Duties & Responsibilities
- Perform maintenance and repair tasks in residential units, common areas, and grounds as assigned and on time.
- Coordinate and prioritize work orders, ensuring prompt resolution of maintenance issues. All work orders must be completed in order received by priority within 48 hours. Lead will follow up with the property manager if they can’t accomplish the 48-hour time period.
- Supervise and guide maintenance staff, including training, scheduling, and performance management.
- Conduct regular property inspections to identify deferred maintenance needs and address them proactively with the immediate supervisor.
- Collaborate with property management to develop and implement preventive maintenance programs.
- Oversee all vendors/contractors coming to the site to ensure work is completed within the specified time frame. This includes checking that they are not abusing the site, for example, adjusting thermostats to reasonable temperatures, locking units, and turning off lights.
- Coordinate with Property Manager and Regional Manager for specialized repairs or services as needed.
- Order and maintain inventory of supplies and equipment, ensuring availability and proper storage.
- Ensure compliance with safety regulations and maintain a safe working environment for the maintenance team and residents.
- Keep accurate records of maintenance activities, including work orders, repairs, and inspections. Including asset inventory log.
- Assist in budget planning and monitoring maintenance expenses.
- Assist property manager in overseeing completion on make ready. Assist in scheduling and ensuring units were market-ready on a timely basis. On average, a normal turn should take no longer than 4 days.
- Follow all laws and regulations about HVAC installation and refrigerant usage. All refrigerant usage should be logged daily.
- On-Call Requirement: This position is required to participate in the rotating/scheduled after-hours on-call schedule, including evenings, weekends, and holidays, as assigned. The employee must respond promptly to emergency maintenance calls.
Qualifications and Skills:
- High school diploma or equivalent; additional technical certifications or trade school education preferred.
- Proven experience in general maintenance and repair work, preferably in an apartment complex or similar setting.
- Strong electrical, plumbing, HVAC, and general maintenance systems knowledge. Certified in required EPA licensing for maintaining HVAC systems.
- Demonstrated leadership abilities and experience in supervising a team.

- Must have a set of tools needed to complete essential onsite maintenance.
- Ability to work independently and prioritize tasks in a fast-paced environment.
- Proficient computer skills for maintenance tracking and reporting.
- Current Driver’s License and auto insurance.
Experience:
- Minimum of 3 years of experience in maintenance and repair work, with at least 1 year in a leadership or supervisory role.
Technical Skills:
- Proficiency in using standard tools and equipment for maintenance and repairs.
- Familiarity with maintenance software or systems for work order management and tracking.
Reporting Structure:
- The Lead Maintenance Technician will report to the Property Manager.
Job Type: Full-time
Pay: $19.00 - $24.00 per hour
