Project Manager – Luxury Custom Home Builder

Keen Building Co. builds architecturally distinctive, high‑end custom homes across Charlotte’s premier neighborhoods.
We’re hiring a Project Manager with 5-8 years of experience leading luxury residential construction. This role oversees complex custom builds and large‑scale renovations from pre‑construction through final delivery.
What You’ll Lead
Pre‑Construction & Planning
- Review drawings, specs, and structural details to identify constructability considerations and execution requirements
- Manage permitting, HOA coordination, and local regulatory requirements
- Assist with project planning, scheduling, and subcontractor coordination before construction begins.
Construction Leadership
- Coordinate daily field activities and hold subcontractors accountable for quality, schedule, and workmanship expectations
- Manage and schedule subcontractors skilled in high‑end materials
- Build strong relationships with vendors and suppliers
- Ensure work progresses according to schedule, plans, and company standards
Client Experience
- Serve as the primary client contact with a polished, concierge‑level presence
- Provide proactive updates and guided site walkthroughs
- Support selections, change orders, and design decisions
Budgeting & Cost Control
- Monitor project costs throughout construction and address variances before they impact project profitability
- Prepare estimates and process change orders
- Work with subcontractors to maintain budget accuracy and cost accountability
- Identify value‑engineering opportunities without compromising design intent
Quality Assurance & Delivery
- Conduct daily site inspections to ensure workmanship meets company standards and design intent
- Manage punch lists with precision
- Coordinate all final inspections and ensure compliance with Mecklenburg County Code Enforcement
- Prepare and submit occupancy documentation for timely approval

- Clients feel informed, supported, and confident through the building process
- Trade partners understand expectations and consistently deliver high-quality work
- Potential issues are identified early and resolved before they impact the schedule, budget, or client experience.
- Homes are delivered with minimal punch-list items and result in exceptional client satisfaction
What You Bring
- 5-8 years managing custom homebuilding projects ($1M+ luxury homes)
- Hands‑on experience with luxury, high‑end finishes
- Strong knowledge of Charlotte‑area construction practices and permitting
- Proficiency in Buildertrend, CoConstruct, Procore, or similar platforms
- High technical literacy — digital tools, plan interpretation, modern construction tech
- Expertise in millwork, smart home systems, and premium materials
- Bachelor’s degree preferred; OSHA 30 a plus
- Local travel required
