Overview:
J Construction is seeking a dynamic and highly organized Preconstruction/Project Manager to lead luxury residential construction projects from initial concept through completion. This role offers an exciting opportunity to take ownership of projects from conceptual estimating and preconstruction through project closeout while delivering meticulous project management and an exceptional client experience.

Qualifications:
- Minimum of 5 years of experience in estimating and/or managing ground-up construction projects across multiple trades.
- Proven experience managing luxury custom residential construction, including multi-million-dollar custom homes and high-end renovations. Commercial construction experience is a plus.
- Demonstrated expertise in construction estimating, budgeting, forecasting, cost management, and cost control.
- Lead preconstruction efforts by developing detailed construction estimates, budgets, and schedules using advanced project management software such as Procore, Bluebeam, Microsoft Project, etc.
- Ability to independently read, interpret, and coordinate complete construction drawing sets, including architectural, structural, civil, mechanical, electrical, plumbing, and shop drawings.
- Proven ability to perform detailed quantity takeoffs and accurately translate quantities into comprehensive project budgets.
- Thorough understanding of construction methods, sequencing, scheduling, materials, building systems, and luxury finishes.
- Experience identifying scope gaps, constructability issues, design conflicts, and project risks during the preconstruction process.
- Experience soliciting, leveling, evaluating, negotiating, and awarding subcontractor and supplier bids, including preparing scopes of work and managing subcontractor buyouts.
- Strong understanding of procurement, contract administration, RFIs, submittals, change orders, project documentation, and project closeout procedures.
- Experience coordinating with owners, architects, interior designers, engineers, consultants, subcontractors, and vendors throughout both the preconstruction and construction phases.
- Proven ability to successfully manage multiple projects simultaneously while maintaining schedules, budgets, quality standards, and client satisfaction.
- Excellent leadership, organizational, negotiation, communication, and decision-making skills.
- Strong analytical and problem-solving abilities with the ability to proactively identify issues before they impact cost, quality, or schedule.
- Proficiency with Procore, Bluebeam, Microsoft Excel, Microsoft Project.
- Bilingual in English and Spanish preferred.
- Valid Florida driver's license with the ability to travel between jobsites as needed (office based).
