SUMMARY OF POSITION:
- Under the supervision of the Chief Operations Officer, the Property Manager (Mobile Home Communities) is responsible for the day-to-day management of Conifer Funding (CF) mobile home park portfolio, including effective marketing, tenant relations, rent collection, lease enforcement, evictions, all while maintaining full occupancy.
- The Property Manager serves as the primary contact for CF residents experiencing issues, conflict or in need of support, and for those not in compliance with their lease.
- The Property Manager stays current on developments and trends in mobile home park management, housing retention, and resident relations.
- The Property Manager is a part of our larger Property Management Division Team and will be cross trained to provide property management for additional mobile home parks and property management.
PRINCIPAL DUTIES
- Responsible for total mobile home park occupancy, including marketing, applicant interviews, and leasing.
- When needed to fill vacant lots, the Property Manager will pursue a variety of marketing efforts, including print advertising, social media, fliers, mailings—all in compliance with Fair Housing Marketing Plan.
- Respond to requests for information regarding CF mobile home parks.
- Ensure that vacant lots and homes are filled in a timely fashion, including coordinating with the corporate office to:
· Accept & process applications
· Assist applicants in completing applications
· Clearly communicate application process
· Conduct applicant interviews
· Appear as CF representative in court as needed for evictions
· Work with housing assistance organizations
· Respond to work order requests for homes in a timely manner
· General knowledge of maintenance and home repair is a plus
· Prepare move-in packet which includes all lease documents and related photos as needed.
- Coordinate and facilitate the move out process to include: schedule move-out inspections, send move out instructions to tenant, schedule move out, compose and send security deposit letter.
- Conduct appeals as needed.
- Manage tenant relations which includes responding to telephone, email and in-person inquiries, complaints from tenants, addressing and resolving issues in a direct and positive fashion.
- Ensure that residents receive professional support and guidance, including referrals to social services as required, and that communications are timely, effective, positive and direct.
- In conjunction with the Chief Operations Office (COO), work to plan and implement programs or activities cross collaboratively that are designed to build community to increase resident satisfaction.
- Plan and disseminate reminders and other information to CF residents.
- Responsible for enforcing the terms of rental agreements, responding to instances of lease infractions and working with residents toward resolution.
- Conduct park inspections on a regular basis and conduct annual inspections.
- Responsible for rent collections and following up on instances of late payments, work to develop payment plans, resolve delinquencies, and support housing stability.
- Pursue forwarding addresses and collection of past due amounts and file small claim suit as needed.
- With the COO to manage evictions when necessary, coordinate with attorney’s or other agencies as needed, responsible for all legal notices regarding late rent or lease infractions.
· Maintain all tenant files in Rent Manager and a hard copy according to CF property management handbook & document retention and destruction policies.
· Maintain working knowledge of mobile home communities.
· Work to provide guidance to tenants to foster a better community
· Maintain basic working knowledge of Mobile Home Park Statute and Landlord Tenant Law, as it pertains to collections, evictions and notice requirements, etc.
- Coordinate with Maintenance Team to refer maintenance issues to the appropriate channels and communicate with residents to that effect.
- Maintain vendor relationships
- Work to maintain and strengthen CF relationships with local human service providers and to successfully implement agency collaborations.
- Interact with the general public and residents in a professional, respectful and courteous manner.
- Represent CF and its interests to residents and the general public.
- Other responsibilities as assigned by the COO.
- Must be punctual and reliable. Zero tolerance policy on attendance for first 30 Days!
TERMS OF EMPLOYMENT:
The position of Property Manager (MHC) is full-time and an exempt position, which includes health insurance, paid time off and holidays.

- Team Player: Must perform well in a small office and be cooperative and supportive of coworkers to ensure efficient team work. Good communication skills are required.
SKILLS REQUIRED:
- Writing and verbal skills: Must have excellent ability to communicate in writing and verbally with a broad array of parties. Must have phone and knowledge of how to apply mobile apps.
- Technical skills: Must have proficiency in computer word processing, spreadsheet (especially Excel) and database programs. Must be comfortable with office equipment including copier, fax, phone. Also, must have reliable transportation and the ability to visit other parks as needed. Some parks are not in the local area and may require occasional overnight travel.
PHYSICAL QUALIFICATIONS:
Must be able to climb at least two successive flights of stairs, lift and carry packages of the size and weight typical of office deliveries and on occasion 40 lbs. or more, and perform tasks at a computer workstation for an eight-hour workday, five days a week. Ability to walk park grounds each morning.
PRIOR EDUCATION/EXPERIENCE:
Bachelor’s degree preferred, or an equivalent combination of education and experience.
Must have reliable vehicle, valid driver’s license, and provide certificate of insurance.
