Field Manager - Short-Term and Mid/Long-Term Rentals

About the Position
We are looking for a dependable, hands-on Field Manager to oversee the day-to-day operations of our short-term, mid-term, and long-term rental properties throughout Charlotte. This is an active, in-person role that involves traveling between properties, completing inspections, coordinating maintenance, conducting tours, and ensuring each home remains ready for guests and residents.
The ideal candidate will be proactive, organized, and comfortable managing the needs of multiple properties. They should be able to handle routine concerns, work effectively with team members and vendors, and follow through to keep each property operating smoothly.
While property management will be the primary focus, this position also requires the flexibility to work occasional shifts with our sister companies, Capulet Cleaning and Spin It Baby Laundromat.
Responsibilities
- Inspect units scheduled for check-in to confirm they are clean, stocked, presentable, and ready for arrival
- Check kitchens, bathrooms, bedrooms, appliances, furnishings, and common areas for cleaning or maintenance concerns
- Perform routine preventative inspections to identify concerns before they become larger repairs
- Check exterior areas, shared spaces, landscaping, and parking areas for maintenance or safety concerns
- Confirm cleaning and maintenance work meets company standards
- Troubleshoot common issues involving Wi-Fi, smart TVs, smart locks, appliances, plumbing, HVAC systems, and other household equipment
- Handle minor repairs and make basic adjustments as needed
- Communicate cleaning or maintenance concerns through Slack with clear details, photos, or videos
- Contact and coordinate vendors when professional service is needed, including arranging property access and following up to confirm the work is completed
- Conduct in-person property tours for prospective mid-term and long-term residents
- Answer basic questions during tours and share any follow-up needs with the team
- Complete move-in, move-out, and routine property inspections
- Document property damage and report items requiring repair or replacement
- Maintain accurate records of inspections, repairs, vendor visits, and completed work
- Communicate professionally with guests and residents when an in-person response is needed
- Deliver linens, supplies, small appliances, and replacement items as needed
- Monitor inventory and keep storage areas and supply closets organized
- Save and submit receipts for property-related purchases
- Respond to urgent property concerns that cannot be handled remotely
- Assist with occasional scheduled shifts at Capulet Cleaning and Spin It Baby Laundromat
Qualifications
- Previous experience in property management, hospitality, maintenance coordination, housekeeping, or a similar field-based role is preferred
- Resourceful and comfortable troubleshooting routine household and property concerns
- Tech-savvy and comfortable setting up and troubleshooting smart TVs, smart locks, Wi-Fi, and other connected devices commonly used in rental properties
- Able to manage multiple properties and priorities with limited supervision
- Strong attention to detail, organization, and follow-through
- Comfortable using Slack to communicate with team members and virtual assistants
- Experience with Guesty, Todoist, Homebase, and Quo is preferred but not required
- Professional when communicating with guests, residents, prospective residents, cleaners, contractors, and vendors
- Flexible and willing to assist in different areas of the business when scheduled
- Valid driver’s license and reliable transportation
- Able to travel between properties throughout Charlotte during the workday
- Comfortable with an active position that may involve walking through properties, climbing stairs, and carrying household supplies
Schedule
This is a full-time position. The schedule may vary based on check-ins, property tours, maintenance needs, sister-company shifts, and other daily operations. Some flexibility may be required for occasional urgent issues.
Pay: $50,000.00 - $55,000.00 per year
