Summary:
The Maintenance Manager role will plan, coordinate, and execute the maintenance plan for the camp facilities including buildings, utilities, vehicles and equipment. This is a supervisory position that works closely with the team to ensure the full facility is kept in excellent condition.
Essential Job Functions:
Schedule and execute Maintenance work

Plan out work, applying appropriate priority to capital, projects, work-orders (WO), and preventative maintenance (PM) jobs.

Keep a task list for upcoming four month periods and coordinate with the Facilities Director.

Responsible for all Work Orders and PMs in MaintainX or similar system.

Support other areas of Facilities through equipment and vehicle maintenance and providing labor help when needed.

Provide supervision and direction to the Grounds Supervisor as needed.
Point of contact for immediate maintenance needs

Answer after hour calls and repair or facilitate repair as needed.

Make as needed adjustments to HVAC schedules as requested by group hosts.

Hire contractors on an emergency basis as needed.
Supervise Facilities employees

Hire and train Facilities employees as needed.

Train and supervise Facilities staff in safe work practices and equipment operation.

Supervise work, review assignments and effectiveness of Facilities staff.

Approve employee time in Paycom system.

Evaluate individual performance.

Proactively identify and correct safety issues on the property and maintain high safety standards among crew.

Maintain all guest areas with an emphasis on safety for everyone interfacing with the facility.

Provide safety meetings for Facilities Staff each week.

Provide or facilitate skills training of team members to advance skills/knowledge.
Equipment and Supplies.

Maintain a shop in a safe, functional and organized state.

Utilize Operations Assistant to purchase materials for upcoming jobs.

Keep stock of all required maintenance and safety equipment.

Work with the Facilities Director to plan a budget for the following year.
Perform hands on work as required.

It is expected that managerial paperwork, part identification and supervision will take 25%-30% of the day. The remainder will be hands-on work.

SUPERVISORY RESPONSIBILITIES
Carries out limited supervisory responsibilities in accordance with the organization's policies and applicable laws. Responsibilities include training employees; planning, assigning, and directing work; appraising performance; rewarding and disciplining employees; addressing complaints and resolving problems.
EDUCATION and/or EXPERIENCE
A college degree preferably in a business or engineering field, plus five years of Facilities Maintenance experience including supervisory work. Proficiency with word processing and facility management software as needed.
LANGUAGE SKILLS
Ability to read and interpret documents such as safety rules, operating and maintenance instructions, and procedure manuals. Ability to write routine reports and correspondence. Ability to speak effectively before groups of customers or employees of the organization. Bilingual Spanish/English given preference.
MATHEMATICAL SKILLS
Ability to calculate figures and amounts such as discounts, interest, commissions, proportions, percentages, area, circumference, and volume. Ability to apply concepts of basic algebra and geometry.
REASONING ABILITY
Ability to apply common sense understanding to carry out instructions furnished in written, oral, or diagram form. Ability to deal with problems involving several concrete variables in standardized situations.
TIME MANAGEMENT ABILITY
Ability to effectively manage their own time and have great attention to detail. Ability to show initiative and function as a self-starter.
PHYSICAL DEMANDS
While performing the duties of this job, the employee is regularly required to sit; use fingers and hands to handle or feel; reach with hands and arms; and talk or hear. The employee is occasionally required to stand and walk. The employee must occasionally lift and/or move up to 50 pounds. WORK ENVIRONMENT
Ability to work within a shared and open office space. Work is mainly outdoors in all weather conditions. On call and weekend work is shared within the team.
