Feldman Ruel Property Management has brought a collection of commercial and residential properties under its care, all of which require regular attention from a qualified maintenance professional. We are now seeking a skilled Maintenance Technician to join our growing property management team. In this role, you’ll play a critical part in keeping our communities running smoothly by taking ownership over a broad range of tasks including the general repair and maintenance of plumbing, electrical, and HVAC systems, in addition to other general maintenance, monitoring of our vendors, and the management of our clientele’s maintenance work ticket inventory. At Feldman Ruel Property Management, you’ll be supported by an experienced property management staff, provided with the tools you need to succeed, and given opportunities to grow within a collaborative and service-driven culture.
Responsibilities:
- Monitor and close basic maintenance tickets, including but limited to: installing and repairing locks, patching and painting, installing and aligning doors, replacing ceiling tiles, servicing appliances, and other similar tasks
- Perform site visits. Observe and document the state of building structure and systems
- Execute property maintenance guides
- Develop and implement standard work processes
- Basic time tracking, accounting, and some data entry
- Build, maintain, and grow relationships with existing tenants and owners
Qualifications & Skill Requirements:
- High school diploma or equivalent required.
- Minimum 3 years of experience as a maintenance technician or in the skilled trades (carpentry, electrical, plumbing, HVAC, or construction).
- Property management experience preferred, ideally with a larger DC-based management company.
- Solid understanding of property maintenance rules, safety standards, and compliance requirements.
- Capable of performing routine repairs and preventative maintenance on building systems, machinery, and equipment.
- Willing and able to work overtime or outside of regular hours as needed, including emergency calls.
- Strong communication skills with the ability to work effectively with residents, staff, and vendors.
- Service-oriented, reliable, and punctual with a proactive approach to problem-solving.
- Flexible and adaptable, willing to take on a variety of tasks as needed.
- Strong organizational skills and attention to detail.
- Comfortable using technology for work orders, scheduling, and reporting.
- Able to manage multiple tasks and deadlines simultaneously while maintaining high-quality work.
- Motivated to contribute to the growth and success of the company by delivering excellent service.
Physical Requirements:
- Capable of lifting a minimum of 50 pounds twice per hour
- Ability to work on a ladder at heights of up to 10 feet above ground level
- Must be able to stand, stoop, bend, kneel, climb, and work in tiring and uncomfortable positions
- Can walk ½ mile up to four times or more per day
- Capable of climbing 60 steps up to eight times per day
- Possess the physical stamina to perform maintenance using hand tools and power tools such as: impact wrenches, power saws, drills, sledge hammers, and pry bars.
- Capable of standing up and performing work for up to seven hours per day
- Possess the physical stamina to sit up to eight hours and receive instruction
- Possess the physical stamina to work with and use chemicals and lubricants.
