Location: San Luis Obispo, CA (Office-Based / Field-Mobile)
Position Overview
We are seeking a high-caliber Property Portfolio Manager to join our San Luis Obispo team. This is a critical role designed for an experienced professional who excels in a fast-paced environment and possesses the "Allstar" mentality: a combination of technical proficiency, exceptional communication, and proactive problem-solving.
This position oversees a residential portfolio of approximately 55 properties. You will work in close collaboration with our Regional Manager and a dedicated support team (including a Remote Assistant and a peer Portfolio Manager) to ensure seamless operations, high tenant retention, and asset preservation.
The Ideal Candidate
The successful candidate will likely have a background in large-scale or institutional residential management but seeks a role with more autonomy and less bureaucratic friction. We are looking for a professional who does not just manage tasks, but owns outcomes.
Key Responsibilities
- Portfolio Oversight: Manage the full lifecycle of residential tenancies, including leasing, renewals, and move-in/move-out coordination.
- Proactive Problem Solving: Act as the primary point of contact for property-level issues. Candidates must be able to synthesize complex situations, document facts accurately, and present well-reasoned recommendations to leadership.
- Technology Integration: Utilize Appfolio and GSuite to maintain impeccable records and streamlined workflows. High technical literacy is a non-negotiable requirement.
- Vendor & Maintenance Coordination: Define scopes of work for third-party vendors, conduct site visits for quality assurance, and ensure maintenance requests are resolved efficiently and professionally.
- Communication Excellence: Maintain a high standard of responsiveness with tenants, owners, and internal team members.
Requirements & Qualifications
- Experience: 3+ years of residential property management experience. A background with a larger management firm is highly desirable.
- Technical Proficiency: Advanced experience with Appfolio (or similar PM Software) and GSuite is required.
- Professional Acumen: Ability to manage a complex calendar, prioritize high-impact tasks, and remain composed under pressure.
- Logistics: This is an office-based role in San Luis Obispo with frequent local field travel for showings and inspections. A reliable vehicle and valid driver’s license are required.
- Relocation: We welcome candidates relocating to the SLO area; however, please note that relocation assistance and employee housing are not provided.

Pay: $60,000.00 - $70,000.00 per year
