Job Summary
We are seeking a highly motivated and organized Property Manager to oversee the daily operations and maintenance of a self-storage company with multiple sites (over 650 total units) as well as seven apartments in St.Paul and an industrial building in New Brighton. The Property Manager will be responsible for managing the storage unit operations, ensuring excellent customer service, and maintaining the facility's standards. We are looking for someone who has demonstrated experience implementing and monitoring security protocols and physical asset protection measures — for example: managing security contracts or patrol services, overseeing surveillance/system installations, conducting risk assessments and responding to incidents. They are also responsible for Marketing activities to drive occupancy and profitability. This is a full-time position with competitive pay and sick and safe time benefits. The ideal candidate will have strong communication skills, attention to detail, and prior property management or customer service experience. They are a self-starter that drives results and brings new ideas to grow and expand the brand.
Responsibilities
Operations:
● Oversee the daily operations of the storage facility, including managing unit rentals, customer inquiries, and ensuring units are maintained and accessible
● Provide exceptional customer service by addressing tenant concerns, resolving issues, and assisting with the rental process, payments, and other inquiries
● Manage and monitor online leases. This includes managing billing, collections, and daily cash handling. Ensuring accuracy in all financial transactions, including payments, late fees, and invoicing
● Coordinate customers’ move in and move out process to ensure it occurs timely and within the expectation of management and customers
●Minimum of 5 years of experience in property or facility management (residential, commercial, or mixed-use), with at least 2 years in a role where security oversight was a significant component.
● Ensure all lease agreements are properly executed and maintained, including renewals, adjustments, and terminations
● Monitor and coordinate the facility’s maintenance, including ensuring cleanliness, repairs, security systems, and that safety standards are adhered to. This is done through Door Loop
● Responsible for weekly and monthly reporting within Easy Storage Solutions so the management team is current on the state of the business
Manage evictions and regulatory compliance
● Monitor seasonal site duty to ensure facilities are prepared for seasonal needs and transitions
● Provide excellent customer service during regular business hours
● Manage monthly site audits and reporting
● Responsible for A/R Management
● Responsible for A/P Management with bookkeeper
Marketing:
● Research and share quarterly market pricing to ensure Name Brand is competitively positioned
● Responsible to entry level branding on social platforms: Facebook, Google Ad words, Craigslist
● List available units on Sparefoot and monitor communication with potential customers
● Create and maintain a relationship with local apartment complexes (provides brochures for welcome packets to new customers)
Required Qualifications:
● Minimum of 2 years of property management or customer service experience, ideally with storage units or similar types of real estate properties. Experience in lease management, billing, and maintaining property records is required.
● High school diploma or GED equivalent
● Proficient verbal and written communication skills
● Proven ability to deliver excellent customer service and address tenant needs in a professional and timely manner.
● Strong computer skills
● Valid driver’s license with access to reliable transportation
● Critical thinker who is detail-oriented and enjoys problem-solving
● Ability to identify issues quickly and resolve them effectively, particularly in high-pressure situations
● Self-starter and able to work independently
Preferred Qualifications:
· Certifications: Property management certifications (such as from the National Association of Residential Property Managers or similar organizations) are a plus.
· Local Knowledge: Familiarity with the Minnesota real estate market and local laws related to property management.
· Management Experience: Previous supervisory or team leadership experience is a bonus.
Technical Experience: Google Suite, Easy Storage Solutions, Ooma Office Manager
