Job Summary
We are seeking an experienced, motivated, and detail-oriented Real Estate Paralegal to join our legal team. Your proactive approach and organizational skills will help uphold the highest standards of legal support and administrative excellence. This is a full-time, primarily remote position for a highly experienced paralegal who can independently manage Massachusetts residential real estate transactions from file opening through post-closing.
The ideal candidate will have at least five years of Massachusetts conveyancing experience and must be comfortable handling a high level of responsibility with limited supervision. The position involves working on a wide variety of residential real estate matters, including purchases, sales, refinances, investor transactions, private and hard money loans, assignments, wholesale transactions, and double closings.
Regular working hours are generally 9:00 a.m. to 5:00 p.m., Monday through Friday, with some flexibility when needed. No nights or weekends are expected. The position is remote, with approximately one in-person team meeting per month in New Bedford, Massachusetts. Attendance in person is preferred but may be flexible for the right candidate.
Duties
- Independently manage Massachusetts residential real estate files from opening through closing and post-closing.
- Handle purchase, sale, refinance, private lending, hard money, investor, assignment, wholesale, and double-closing transactions.
- Order, review, and analyze title examinations.
- Prepare title commitments and identify, communicate, and assist in resolving title defects and other title-related issues.
- Request and review municipal lien certificates, tax information, mortgage payoffs, condominium documents, plot plans, and other closing-related materials.
- Prepare settlement statements, HUD-1 statements, Closing Disclosures, title affidavits, lender documents, and other routine closing documents.
- Balance Closing Disclosures and settlement figures with lenders, attorneys, and other parties.
- Coordinate with clients, lenders, mortgage brokers, real estate agents, attorneys, municipalities, title examiners, and other transaction participants.
- Monitor financing, inspection, title, closing, and other contractual deadlines.
- Maintain accurate and organized electronic files and ensure all required documentation is obtained before closing.
- Complete post-closing responsibilities, including recording coordination, lender packages, title policies, and file completion.
- Assist with training and mentoring junior support staff in Massachusetts conveyancing procedures and file management.
- Provide clear, professional, and responsive communication to clients and other parties throughout the transaction.
- Skills
- Minimum of five years of recent Massachusetts residential real estate conveyancing experience.
- Demonstrated ability to independently manage a real estate transaction from file opening through post-closing.
- Strong knowledge of Massachusetts title examination, title commitments, title insurance requirements, and title-clearing procedures.
- Substantial experience preparing and balancing HUD-1 settlement statements and Closing Disclosures.
- Ability to identify title issues, determine the appropriate next steps, and work with the attorney and other parties toward resolution.
- Excellent organizational skills and close attention to detail.
- Strong written and verbal communication skills.
- Professional, responsive, and client-service-oriented demeanor.
- Ability to manage multiple transactions and competing deadlines without close daily supervision.
- Sound judgment and the ability to recognize when an issue should be escalated to the attorney.
- Proficiency with Microsoft Office, Google Workspace, Gmail, and Adobe Acrobat.
- Experience with Qualia is strongly preferred but not required.
- Experience with assignments, wholesale transactions, private lending, hard money loans, investor transactions, and double closings is a plus.
- No college degree or formal paralegal certificate is required; directly relevant experience is the primary qualification.
Pay: $75,000.00 - $90,000.00 per year
