Commercial Building Engineer
Location: Dupont Circle, Washington, DC

Salary: $80,000 – $90,000 per year, commensurate with experience

Position Summary
We are seeking an experienced and motivated Building Engineer to support the operation and maintenance of our commercial real estate portfolio in Washington, DC. This full-time position is primarily based at a small commercial property in the Dupont Circle area, with periodic responsibilities at nearby properties within our portfolio.
The ideal candidate will possess strong troubleshooting abilities, excellent customer service skills, and a proactive approach to property maintenance. This individual will take ownership of building operations, communicate effectively with ownership and tenants, and perform a wide range of maintenance and operational duties.
Key Responsibilities
Building Operations & Maintenance
- Operate, monitor, and maintain building systems, including HVAC, plumbing, electrical,
- and mechanical equipment.
- Utilize Building Management Systems (BMS) and building controls to ensure efficient
- operation.
- Perform routine preventive maintenance and inspections on building equipment and
- systems.
- Diagnose maintenance issues and determine appropriate corrective actions.
- Maintain and repair building fixtures, equipment, and infrastructure.
- Perform plumbing maintenance, including unclogging drains, repairing faucets, sinks,
- and toilets.
- Conduct HVAC maintenance and repairs on air conditioning units, air handlers, fans,
- water heaters, ductwork, system controls, and related equipment.
- Replace faulty electrical switches, outlets, lighting components, bulbs, and ballasts as
- needed.
Tenant & Customer Service Support
- Provide exceptional customer service to tenants, visitors, vendors, and ownership.
- Communicate effectively in person, by phone, and electronically.
- Respond promptly and professionally to service requests and work orders.
Work Order Management
- Utilize computerized work order systems to receive, track, complete, and document
- maintenance requests.
- Complete all preventive maintenance and work order documentation accurately and in a
- timely manner.
- Property Support
- Assist with conference room setups, furniture moves, and equipment relocation as
- needed.
- Perform miscellaneous maintenance and operational tasks as assigned.
Safety & Compliance
- Follow all company policies, procedures, and operational standards.
- Perform all work in accordance with established safety regulations and best practices.
- Properly use tools, equipment, and products according to manufacturer specifications.
- Participate in after-hours emergency response and on-call coverage as required.
Qualifications
Required
- High school diploma or equivalent.
- Current valid driver's license.
- DC Third Class Stationary Engineer License or willingness to obtain
- Minimum of 3–5 years of experience as a Building Engineer in commercial and/or
- residential properties.
- Basic computer proficiency, including email and electronic work order systems.
- Strong troubleshooting and problem-solving skills.
- Excellent communication and customer service abilities.
Technical Skills
Working knowledge of:
- HVAC systems and controls
- Electrical systems and lighting
- Plumbing systems and repairs
- Carpentry and drywall repair
- Painting and general building maintenance
- Preventive maintenance programs
