Job Summary:
Responsible for maintaining and improving the condition and functionality of the buildings and grounds. Plans for regular maintenance of equipment, buildings, and other facilities. Plans, budgets, and schedules facility modifications, including estimates on equipment, labor, materials and other related costs. Obtains service bids/proposals for vendor services and required supplies. Improves and maintains the aesthetics of the building and common areas to the best possible condition.
Essential Duties:
· Maintains day-to-day operations of facilities. Ensures all maintenance requests are completed in a timely manner.
· Responsible for the supervision of facility management staff and contractors.
· Responsible for the coordination and monitoring of all work completed by contractors.
· Ensures all facility contracted work is performed with the highest of standards and contracts are value for money.
· Tracks and provides prompt response to all requests and facilities issues.
· Performs regular inspections of the facility to determine repair work needed.
· Maintains a preventative maintenance program that extends the life of the asset while minimizing future repairs.
· Maintains the integrity of the grounds, operating systems, and physical structures.
· Ensure the standards of cleanliness are high throughout the facilities.
· Oversees landscaping services.
· Maintains security alarms and locking systems.
· Maintains a safe and secure environment by establishing and supporting company safety and security programs, policies and procedures.
· Performs trades work, such as carpentry and/or painting in the construction, repair or alteration of structures such as walls, roofs and office fixtures.
· Identifies and provides resolution of any safety or security violations or deficiencies.
· Responds to on-call emergency repairs and completes repairs as necessary.
· Troubleshoot and resolve system issues encountered in a timely manner with a focus on
win/win solutions.
· Provides direction to employees according to established policies and management guidance.
· Responsible for training employees on all facilities processes.
· Acts as lead on Safety Plan and Program.
· Performs other job related duties as assigned.
Knowledge, Skills, and Abilities:
· High school or equivalent education and Vocational or Technical training in a maintenance related field.
· Associates degree in a related field preferred.
· Minimum 5 years related professional experience.
· Building maintenance technology or relevant field experience, preferred.
· License/Certification in EPA, Electric, Appliances, or General Contractor, HVAC, preferred.
· Working knowledge of health, safety, and environmental regulations.
· Must demonstrate basic competency in general building maintenance, carpentry, plumbing and electrical trades.
· Ability to work from blueprints, drawings, or rough sketches.
· Ability to work independently, multi-task and appreciate efficiency.
· Strong interpersonal and communication skills.
· Valid Colorado driver’s license with clean driving record.
· Must possess basic computer skills.
· This position may require the employee to work traditional days/hours, as well as flexible hours before and after traditional days/hours, and overtime in excess of 40 hours in a work week.
Work Environment:
The noise level in this environment is quiet to loud depending on the activity being performed. The employee is occasionally exposed to wet and/or humid conditions and outside weather conditions. Fast paced working environment. The noise level in the work environment can be quiet to loud depending on the activity being performed.
Physical Demands:
Physical ability to work in a variety of environment and physical conditions inside and outside, including inclement weather. Ability to stand, stoop, kneel, crouch and crawl, if necessary. Comfortable working on ladders, roofs, other heights, tight spaces and around machinery. Must be able to lift 50lbs and 100lbs with assistance
