We are seeking a highly motivated, team-oriented, and experienced full-time Assistant Property Manager, to join our property management department. This Assistant Property Manager will be responsible for achieving all operational and financial duties of multiple residential rental communities.
Duties/Skills included but not limited to:
- Attain an acceptable occupancy rate, with credit-worthy tenants.
- Provided positive communications with residents, potential residents, vendors, staff.
- Responsible for rent calculations, collections, and notices delinquent payments.
- Property showings, preparation of lease agreements, credit checks for potential tenants.
- Preform move-in/move-out inspections and return or retain security deposit as required by lease agreement. Provide all appropriate paperwork to accounting department.
- Return phone calls or emails related to rentals, tenants’ problems or inquires.
- Manage all vacancies and administer and implement a tenant retention program.
- Coordinate special projects as requested by Senior Property Manager and/or owners.
- Initiate, code and approve all work orders, invoices related to property.
- Initiate competitive market studies and shop competition.
- Report on weekly vacancy status.
- Work with maintenance department to complete all requested work.
- Manage ordering supplies for units and office as needed. Obtain bids on contracts if needed.
- Organize and implement community related functions.
- Work with corporate office to develop annual budget for the property. Manage property with the approved budget. Manage any capital projects budgeted.
- Manage all vendors and vendor relations. Ensure all contractors comply with company’s rules and regulations and insurance requirements. Ensure all work is completed by Vendor.
- Complete all assigned duties as needed.
Experience and Requirements:
- Minimum of 2 years prior experience in residential preferred.
- Excellent organizational, interpersonal and communication skills.
- Proficient in Microsoft Office and prior experience with Sage a plus.
- High School diploma or GED required.
- Vailed Driver’s License and clean driving record.

Salary:
- $50,000 to $55,000, depending on experience.
Pay: $50,000.00 - $55,000.00 per year
