About BlueVine Properties
BlueVine Properties is an established property management company with a proven track record of managing its own apartment and commercial properties.
Until now, our primary focus has been on managing and operating our company-owned residential and commercial real estate portfolio. As we look toward the next stage of growth, we are expanding beyond our existing portfolio and launching a new third-party property management platform focused on:
- Condominium Management
- HOA / Community Association Management
- Third-Party Apartment Management
The foundation is already in place.
BlueVine Properties has an established accounting, maintenance, and construction team, along with AppFolio Property Manager as our property management software platform. This existing infrastructure gives our new management division the operational support needed to grow while allowing the person in this role to focus on building the business, developing client relationships, and establishing a best-in-class management operation.
We are now looking for an experienced property management professional to help us take this next step.
This is not an opportunity to walk into an empty startup. The company, systems, people, and infrastructure are already established. We are looking for the right individual to bring their industry expertise, relationships, leadership, and vision to build this new line of business.
About the Opportunity
We are looking for an experienced, motivated property management professional to help us build and lead our new Condo, HOA, and Third-Party Apartment Management division.
This is an entrepreneurial leadership opportunity for someone who understands property management and wants to play a significant role in building a new business platform.
You will have the opportunity to help develop the client base, establish service standards, build processes, develop relationships, and shape the future direction of this division.

The Role
As the Director of Community & Third-Party Property Management, you will play a key leadership role in establishing and growing this new division.
The position will focus on three core areas:
- Condominium Management
- HOA / Community Association Management
- Third-Party Apartment Management
You will be responsible for helping develop the client base while leveraging BlueVine Properties' existing accounting, maintenance, construction, and technology infrastructure.
Key Responsibilities
- Lead the development and launch of BlueVine Properties' Condo, HOA, and Third-Party Apartment Management division.
- Develop relationships with condominium associations, HOAs, apartment owners, investors, boards of directors, and other property stakeholders.
- Identify and pursue new third-party management opportunities.
- Build, onboard, and manage a portfolio of third-party properties and community associations.
- Serve as a trusted advisor to association boards, property owners, investors, and community leaders.
- Oversee day-to-day property and community management operations.
- Work closely with BlueVine's existing accounting, maintenance, and construction teams to deliver high-quality service.
- Utilize AppFolio Property Manager and help optimize technology and reporting processes as the division grows.
- Coordinate board meetings, annual meetings, resident communications, inspections, and property operations.
- Prepare and/or oversee budgets, financial reporting, operating plans, and property performance.
- Coordinate maintenance, repairs, capital projects, inspections, and vendor services.
- Develop and manage relationships with qualified contractors, suppliers, and service providers.
- Establish consistent communication and customer-service standards for owners, boards, residents, vendors, and management staff.
- Help create policies, procedures, and operational processes for the new division.
- Assist with recruiting, training, and developing property-management staff as the portfolio grows.
- Participate in proposals, presentations, client meetings, and new-business development.
- Build relationships with real estate professionals, investors, developers, board members, and other referral sources.
- Establish performance standards and metrics that support profitability, client retention, resident satisfaction, and long-term growth.
- Ensure properties and communities are managed professionally and in accordance with applicable governing documents, contracts, and laws.
What We're Looking For
We are looking for someone who brings hands-on property management experience and has the confidence, relationships, and entrepreneurial mindset to help build this new division.
Ideal Qualifications
- 3+ years of experience in property management, condominium management, HOA/community association management, apartment management, or a related field.
- Experience managing or working with boards of directors, property owners, investors, residents, or community associations.
- Strong understanding of property operations, budgets, financial reporting, maintenance, vendor management, and customer service.
- Experience with third-party property management is highly desirable.
- Experience developing new business or growing a property-management portfolio is a strong plus.
- Strong written and verbal communication skills.
- Excellent organizational and time-management abilities.
- Ability to manage multiple properties, communities, priorities, deadlines, and relationships.
- Professional, solutions-oriented approach to owner, board, resident, and tenant concerns.
- Ability to work independently while also building and leading a team.
- Experience with AppFolio or similar property management software is a plus.
- Relevant certifications such as CMCA, AMS, PCAM, CPM, or ARM are a plus.

Compensation & Growth Opportunity
Compensation will be competitive and commensurate with experience and responsibilities, with an opportunity for increased responsibility and compensation as the property-management division grows.
Depending on experience and mutual fit, this role may offer the opportunity to grow into a senior leadership or business-unit leadership position as the portfolio and team expand.
