Mortgage Pipeline is a fast-growing mortgage lead generation and live-transfer company operating a high-volume outbound call center and a licensed mortgage brokerage division. We connect homeowners nationwide with lenders for refinance, cash-out, VA, and home equity opportunities — and we are scaling aggressively across multiple states.
As we expand our licensed footprint, we are hiring a Chief Compliance Officer who will also serve as our designated Qualified Individual (QI). This is a senior executive seat with real authority: you will own the compliance function end to end and report directly to ownership.
You will be the named Qualified Individual on our company licensing and the executive accountable for keeping a fast-moving, high-volume operation inside the lines — federally, at the state level, and with our lender partners. This role sits at the intersection of two regulated worlds: mortgage origination compliance and outbound call center / TCPA compliance. We need someone who is fluent in both, or who can get fluent fast.
Licensing & Qualified Individual Duties
- Serve as the designated Qualified Individual on company (MU1) and branch licensing
- Maintain your own active MLO license and all required continuing education
- Manage NMLS company, branch, and individual licensing across our multi-state footprint — new applications, amendments, renewals, and sponsorships
- Own surety bond, net worth, and state-specific eligibility requirements as we add jurisdictions
- File quarterly Mortgage Call Reports (MCR) and all required regulatory filings on time
- Serve as primary point of contact for state regulators, examiners, and auditors
Compliance Program Ownership
- Build, document, and maintain the company's written compliance management system, policies, procedures, and SOPs
- Own AML/BSA, Red Flags, information security, clean desk, and privacy programs, including annual employee training
- Ensure adherence to RESPA, TILA/TRID, ECOA, HMDA (as applicable), FCRA, GLBA, UDAAP, and SAFE Act requirements
- Manage fair lending monitoring and complaint intake, tracking, and resolution
- Prepare the company for state examinations and lender/investor audits, and remediate findings
Call Center & Marketing Compliance
- Own TCPA, DNC, state calling-time, and consent/lead-sourcing compliance across all outbound campaigns
- Review and approve all scripts, disclosures, transfer language, and advertising — including web, email, SMS, and paid media
- Conduct call monitoring and QA in partnership with our QA team; identify patterns and drive corrective action
- Vet and audit lead vendors, publishers, and affiliates for consent documentation and traffic quality
- Review lender and buyer agreements for compliance exposure before execution
Loan File Quality Control
- Establish and oversee pre-funding and post-closing QC review procedures
- Manage third-party QC audit relationships and closed-file sampling
- Track exceptions, defect trends, and repurchase/refund exposure, and report to leadership
Leadership
- Advise ownership and department heads on regulatory risk in real time — before decisions get made, not after
- Build and lead the compliance and licensing function as the company scales
- Deliver regular compliance reporting to executive leadership
- 7+ years of mortgage compliance experience, including at least 3 years in a senior or executive compliance role
- Prior experience serving as a Qualified Individual, Compliance Officer, or equivalent designated principal on a state mortgage license
- Active MLO license, or the ability to obtain and maintain one, and eligibility to be named as QI (no disqualifying regulatory or criminal history)
- Deep working knowledge of NMLS, multi-state licensing, MCR filings, and state examination processes
- Demonstrated command of federal mortgage regulation (RESPA, TILA/TRID, ECOA, FCRA, GLBA, SAFE Act, UDAAP)
- Working knowledge of TCPA, DNC, and lead-generation/consent compliance strongly preferred
- Experience in a high-volume call center, pay-per-call, or lead-generation environment is a major plus
- Able to operate at speed in an entrepreneurial company — practical, solutions-oriented, and comfortable saying no when it matters
