Job Overview
We are looking for a dependable, detail-oriented Loan (RTL) Analyst to join our growing team. This is an excellent opportunity for someone looking to further their career in real estate lending and financial services.
The RTL Analyst owns the Collateral Review stage for residential transition loans: fix-and-flip and ground-up construction. This is the heaviest analytical lift in the pipeline: proving that the asset's value and the deal's leverage hold up, that the rehab or construction budget is realistic, and that everything upstream (sponsor, entity, valuation, title) was done correctly before the file moves to underwriting for final review.
Key Responsibilities
- Maintain a working command of Central Lending’s internal guidelines and each investor’s guideline matrix, eligibility, leverage caps, experience tiers, eligible property types, minimum credit, and pricing adjustments, and know exactly where to look when a file falls outside the standard box.
- Underwrite the collateral file document by document, valuation, title commitment, rehab or construction budget, insurance, and supporting documentation, confirming each item is complete, internally consistent, and compliant with the applicable guideline before the file advances.
- Tie every finding back to a specific guideline section rather than a general impression, so the file documents not just what was reviewed but why it passes or fails.
- Identify guideline exceptions early, document the requirement being missed alongside the compensating factors, and route the request for approval instead of letting it surface at Final Review.
- Prove asset value and confirm leverage: LTC, LTV, and ARV holds up under the proposed loan terms.
- Review the rehab or construction budget and scope of work for feasibility against the projected after-repair value.
- Re-check the upstream borrower and entity work for errors and form an independent view of overall sponsor risk.
- Confirm final pricing and deal structure are correct before handoff.
- Keep the file's Collateral Review status current so the Transaction Coordinator can accurately report blockers at pipeline meetings.
- Route all borrower/broker communication through the Transaction Coordinator rather than directly to your inbox.
Requirements
- High school diploma or GED
- Valid driver’s license and reliable transportation
- Strong attention to detail and organizational skills
- Experience underwriting fix-and-flip, ground-up construction, or bridge loans (private/hard money lending preferred).
- Working knowledge of ARV, LTC, LTV, and rehab/construction budget analysis.
- Comfortable reading title commitments, valuation and appraisal reports, insurance policies, and rehab or construction budgets.
- Ability to read, interpret, and consistently apply written lending guidelines and investor matrices to live files — and to recognize when a deal does not fit and needs an exception.
- Sound judgment re-checking sponsor and entity findings for errors or overlooked risk.
Preferred (Not Required):
- Proficiency with Monday.com or a comparable loan pipeline system.
Pay: $36,500.00 - $45,500.00 per year
