DIRECTOR OF BUILDING AND GROUNDS MAINTENANCE:
Under the direction of the Special Projects Director, responsible for oversight and supervision of general maintenance projects for Head Start facilities. Must maintain facility maintenance records, expenditure reports and any other required reporting.
MINIMUM QUALIFICATIONS:
High School Diploma or GED, plus a minimum of seven (7) years’ experience in maintenance and/or construction with two (2) years in a lead supervisory capacity.
Current NM Contractor’s (GB 98) license preferred.
Knowledge of hand and power tools, testing devices, and welding equipment used in shop activities.
Knowledge of occupational hazards and safety precautions, related federal, state, and local laws pertaining to building codes.
Knowledge of building codes.
Knowledge of government purchasing and requisition policies.
Ability to exercise sound and fair judgment; be able to take corrective action.
Ability to carry out complex oral and written instructions.
Ability to plan, schedule, train, and direct the work activities of others engaged in remodeling, maintenance, and repairs.
Ability to plan, direct and supervise subordinates and direct their activities in a manner that provides efficiency of operations and high employee morale.
Ability to read blueprints and follow light construction specifications.
Ability to communicate in both oral and written English.
Proficiency in the use of Window-based word processing, spreadsheet, and database software and in the development and maintenance of application data.
Knowledge of budgeting, cost control, and project management principles.
DUTIES & RESPONSIBILITIES (Not Inclusive):
Responsible for overall maintenance, upkeep, to include ongoing on-site evaluations of the Head Start facilities to ensure that all safety, health, and fire codes and Head Start performance requirements are met.
Plan, assign, train and supervise all projects, minor interior and exterior repair tasks of skilled and semi-skilled workers.
Maintain a system of consistent and accurate exchange of information with staff, vendors and subcontractors.
Perform ongoing on-site evaluations to ensure that all safety, health and fire code and requirements are met.
Maintain written record to all facilities to include maintenance expenditures, licensing issues, maintenance requests, etc.
Monitor and inspect work at various sites to ensure work orders are properly completed as assigned.
Assistant in the development of the budget; order, purchase, and control inventory of equipment, materials, and supplies; monitor expenditures and project costs; and prepare monthly reports.
Perform a wide variety of tasks requiring skills in the building trades including carpentry, painting, electrical, plumbing and custodial work.
Recommend major and minor repairs or development needs and provide technical assistance in new and existing construction projects.
Train employees in the proper operation of equipment, machines, and power tools.
Submit written work order progress reports upon request.
Ensure OSHA compliance and safety of workers and the public.
Resolve on-site difficulties and ensure smooth work operations.
May assist and/or substitute maintenance workers in completing work tasks and in the repair of equipment and fooling.
Other duties as assigned.
JOB CHARACTERISTICS/PHYSICAL DEMANDS:
This position is exempt from overtime provisions of the Fair Labor Standards Act. This is a professional position, which requires organizational and communication skills, as well as judgment, tact and diplomacy in contacts with Head Start employees, community residents, parents and local government agencies. Strict adherence is required to all regulations concerning confidentiality.
Good general health and ability to lift and carry 55 lbs. are essential.
TB skin test and physical are required at offer to hire. Physicals may be required every five years.
Background investigation to include fingerprinting is required.
Travel may be required. Proof of valid driver’s license and car insurance is required.
