Position Overview
JVL Property Management is seeking an experienced and reliable Maintenance Technician to join the team at Sunridge Apartments in Flint, MI. This position is responsible for maintaining the apartment community and ensuring that units, common areas, and building systems are safe, clean, functional, and well-maintained.
We are looking for a hands-on, dependable technician with strong multifamily or apartment maintenance experience who can independently troubleshoot and complete a wide range of maintenance tasks. The ideal candidate is proactive, resourceful, and capable of handling work orders, unit turns, and general property repairs with minimal supervision.
Key Responsibilities
General Maintenance & Repairs
- Complete daily maintenance requests and resident work orders
- Diagnose and repair common apartment maintenance issues
- Perform plumbing repairs and troubleshooting
- Perform basic electrical repairs and troubleshooting
- Diagnose and repair appliances and other apartment equipment
- Perform general building and property maintenance
- Maintain grounds, common areas, and other property facilities as needed
Apartment Turns
- Prepare vacant units for new residents in a timely and professional manner
- Complete repairs, touch-ups, installations, and other turnover requirements
- Inspect units and identify maintenance issues before move-in
- Ensure completed units meet company standards for cleanliness, safety, and functionality
Work Orders & Preventive Maintenance
- Respond to routine and emergency maintenance requests
- Prioritize work orders based on urgency and resident needs
- Complete assigned work efficiently and accurately
- Document completed work and identify recurring or additional maintenance needs
- Perform preventive maintenance as assigned
Resident Service
- Communicate professionally and respectfully with residents
- Provide timely and courteous responses to maintenance requests
- Follow up on completed work when necessary
- Maintain a professional appearance and attitude while working in occupied units
Qualifications
- Prior apartment or multifamily maintenance experience strongly preferred
- Demonstrated ability to independently troubleshoot and resolve maintenance issues
- Working knowledge of plumbing, basic electrical, appliances, and general building repairs
- Experience performing apartment unit turns preferred
- Ability to work independently and manage multiple work orders
- Strong troubleshooting and problem-solving skills
- Reliable, hardworking, and detail-oriented
- Good communication and customer service skills
- Ability to respond to emergency maintenance situations when required
Preferred Skills
- Experience with property management software such as AppFolio
- Experience working in multifamily or apartment communities
- HVAC troubleshooting and basic repair experience
- Relevant trade certifications or technical training
- Ability to participate in an on-call rotation
Compensation
Pay: DOE (Depending on Experience). Compensation will be based on the candidate's relevant experience, technical skills, certifications, and ability to work independently. Candidates with strong multifamily maintenance experience and demonstrated troubleshooting abilities may be considered for compensation above the posted rate.
