We’re looking for a high-performing Operations Director to lead a growing, multi-state portfolio of self-storage properties across the Western U.S.
You will be responsible for driving performance across revenue, occupancy, expense control, and team development, while leading a team of District Managers and on-site leaders.

How We Operate
We run on EOS (the Entrepreneurial Operating System). In this role you’ll own a Scorecard, set and deliver quarterly Rocks, run weekly Level 10 meetings with your team, and be measured on GWC — do you Get it, Want it, and have the Capacity to do it. We value the right person in the right seat, and we hold ourselves accountable to numbers, not just effort. Prior experience operating in an EOS environment (or a comparable structured, metrics-driven system) is a strong plus.
What You’ll Own
- Full regional P&L performance (revenue, occupancy, expenses)
- Leadership and development of District Managers and site-level teams
- Operational consistency across all locations (SOPs, brand standards, execution)
- Performance analysis using financials and operational metrics
- A weekly Scorecard and quarterly Rocks tied to portfolio performance
- Resolution of escalated operational and customer issues
- Cross-functional collaboration with Marketing, Revenue Management, HR, and Facilities
- Executive-level reporting with clear, actionable insights
- Participation in weekly Level 10 leadership meetings, Scorecard reviews, and quarterly planning

What You Bring
- 5+ years of multi-site leadership experience with full P&L ownership
- Experience in self-storage (preferred) or similar — multi-site retail, hospitality, or property management
- Strong financial acumen (budgeting, forecasting, performance analysis)
- Proven ability to build, develop, and hold teams accountable
- Experience operating in a structured, metrics-driven environment (EOS experience a plus)
- Comfort with data and BI dashboards to drive decisions (Tableau or similar a plus)
- Excellent decision-making, communication, and conflict-resolution skills
- Ability to travel and operate independently across a multi-state region
- Experience with property management systems like Cubby, Sitelink, or similar (preferred)

Compensation & Benefits
- Salary: $115,000 – $125,000 (DOE)
