Maintenance Technician

Position Summary
Felicity Residential is seeking a dependable, skilled, and customer-focused Maintenance Technician to join our property management team in University City, Philadelphia. The ideal candidate will be responsible for maintaining apartment homes and common areas, responding to resident service requests, completing preventative maintenance, and ensuring our communities remain safe, clean, and well-maintained.

Essential Responsibilities
- Respond promptly and professionally to resident maintenance requests and emergency service calls.
- Perform routine inspections of apartment homes, building systems, and common areas.
- Complete preventative maintenance on building equipment and mechanical systems.
- Diagnose and repair plumbing, electrical, HVAC, appliances, carpentry, drywall, painting, and general maintenance issues.
- Prepare vacant apartments for new residents, including repairs, painting, cleaning coordination, and quality inspections.
- Maintain accurate records of completed work orders and maintenance activities.
- Ensure compliance with company policies, safety standards, and applicable building codes.
- Assist with property renovations, capital improvement projects, and seasonal maintenance.
- Maintain clean and organized maintenance shops, storage areas, and equipment.
- Communicate professionally and courteously with residents, vendors, and management.
- Work independently while also collaborating effectively with the property management team.
- Participate in the on-call emergency maintenance rotation as required.
Qualifications
- High school diploma or equivalent required.
- Previous apartment maintenance, residential maintenance, or facilities maintenance experience preferred.
- Working knowledge of plumbing, electrical, HVAC, appliance repair, and general building maintenance.
- EPA Certification is preferred but not required.
- Strong troubleshooting and problem-solving skills.
- Ability to safely operate hand and power tools.
- Valid driver's license and reliable transportation required.
- Ability to lift up to 50 pounds and work both indoors and outdoors in varying weather conditions.
- Strong work ethic, reliability, and attention to detail.
- Excellent customer service and communication skills.
