The Opportunity
Atlantic Restoration is seeking an experienced Project Manager to lead multiple commercial restoration projects from contract award through final closeout.
This position is responsible for the overall performance of assigned projects, including client communication, financial management, scheduling, field coordination, documentation, and internal accountability.
The Project Manager serves as the central connection between the client, Atlantic’s office team, and field leadership. Success in this role requires someone who can manage the details, anticipate problems, make sound decisions, and keep projects moving forward.
What You’ll Own: Project Leadership
- Take ownership of assigned projects from contract award through closeout
- Lead project meetings, establish clear agendas, document decisions, and drive completion of action items
- Conduct regular project reviews with field superintendents and internal stakeholders
- Monitor project schedules, budgets, procurement needs, open issues, and upcoming milestones
- Identify risks early and coordinate the appropriate response before they affect the project
- Maintain clear accountability across the project team
Client Communication
- Serve as the primary point of contact for clients throughout the project lifecycle
- Build professional, dependable relationships with property managers, owners, consultants, and facilities teams
- Provide timely project updates and respond to client communications within one business day
- Communicate schedule impacts, budget concerns, changes, and field conditions clearly and proactively
- Represent Atlantic with professionalism, integrity, and composure in every interaction
Financial Management
- Manage project budgets and maintain accurate cost-to-complete projections
- Review labor, materials, subcontractor costs, commitments, and anticipated expenses
- Collaborate with the Project Controller to maintain accurate and current financial reporting
- Track change orders from identification through pricing, approval, and billing
- Identify and communicate financial concerns before they escalate
- Support timely and accurate project billing and collection efforts
Systems and Documentation
- Follow and execute Atlantic’s established project-management processes
- Maintain project schedules, RFIs, submittals, change orders, meeting records, and closeout documentation in ConstructionOnline
- Oversee project onboarding, including certificates of insurance, preconstruction meetings, document setup, procurement coordination, and internal turnover
- Maintain complete, organized, and current project records throughout the project lifecycle
- Ensure required documentation is submitted, tracked, and closed out on time
- Use established systems consistently while identifying practical opportunities for improvement
Field Coordination
- Maintain a consistent and productive working relationship with field superintendents and foremen
- Connect field operations with the office, client, consultants, subcontractors, and suppliers
- Coordinate upcoming work, access requirements, material needs, subcontractors, and schedule constraints
- Conduct regular site visits to review progress, quality, safety, and upcoming work
- Help resolve field issues quickly and involve the appropriate team members when escalation is required
- Ensure field leadership has the information and support needed to execute the work successfully
What You Bring: Experience and Education
- At least three years of experience in construction project management, project engineering, supervision, or construction operations
- Direct construction jobsite experience is required
- Experience with commercial restoration, building-envelope repairs, masonry, concrete, waterproofing, roofing, or exterior construction is strongly preferred
- Bachelor’s degree in construction management, engineering, business, or a related field is preferred; equivalent field and project-management experience will also be considered
- Experience managing multiple active projects is preferred
Technical and Professional Skills
- Ability to read and interpret contracts, drawings, specifications, project schedules, budgets, and financial reports
- Working knowledge of project costs, change orders, procurement, subcontractor coordination, and project closeout
- Comfortable using project-management software and able to learn new systems quickly
- Proficient with Microsoft Office, Google Workspace, Zoom, and cloud-based document-management systems
- Strong written, verbal, organizational, and problem-solving skills
- Ability to prioritize competing responsibilities while maintaining accuracy and follow-through
