We are seeking an experienced, motivated, and results-driven Property Manager to oversee the daily operations of one of our Jacksonville communities. The Property Manager is responsible for the overall management and daily operations of the community, including leasing, resident relations, financial performance, maintenance oversight, staff leadership, regulatory compliance, and property appearance. The Property Manager will work to maximize occupancy, control expenses, and ensure an exceptional living experience for residents.
- Oversee the daily operations of the leasing office and maintenance team.
- Ensure the property is maintained in accordance with Company standards.
- Conduct regular inspections of the property, vacant units, rent-ready apartments, and common areas.
- Ensure compliance with Company policies, lease agreements, and applicable federal, state, and local laws.
- Oversee leasing activities to maximize occupancy.
- Attract prospective residents through marketing initiatives, referrals, and property tours.
- Interview applicants and review screening results.
- Enforce lease agreements and community policies.
- Address resident concerns, complaints, and service issues promptly and professionally.
- Promote resident satisfaction and retention through excellent customer service.
- Collect rent and monitor delinquent accounts.
- Oversee late payment collections and payment arrangements.
- Maintain accurate records of income, expenses, leases, maintenance, and resident files.
- Assist in preparing operating budgets and monitoring financial performance.
- Achieve occupancy, revenue, and expense goals established by the Company.
- Coordinate maintenance repairs and preventive maintenance programs.
- Ensure work orders are completed in a timely manner.
- Oversee apartment turns to ensure units are ready for occupancy.
- Monitor vendor performance and contractor services.
- Ensure compliance with Fair Housing regulations and all applicable federal, state, and local laws.
- Coordinate with local municipalities regarding inspections, permits, and code violations.
- Address city violations and communicate with local government agencies as necessary.
- Supervise, coach, and support leasing and maintenance team members.
- Foster a positive, productive, and team-oriented work environment.
- Conduct performance evaluations and assist with employee development.
- Perform additional duties as assigned.
- Minimum of two (2) to three (3) years of Property Manager experience.
- Experience managing apartment communities with 200 or more units preferred.
- Strong knowledge of multifamily property management operations.
- Working knowledge of landlord-tenant laws and Fair Housing regulations.
- Excellent leadership, communication, organizational, and customer service skills.
- Strong problem-solving and decision-making abilities.
- Ability to manage multiple priorities in a fast-paced environment.
- Proficiency in Microsoft Office (Word, Excel, Outlook).
- Experience with Yardi or similar property management software strongly preferred.
- High school diploma or GED required.
- Associate's or Bachelor's degree in Business Administration, Property Management, or a related field preferred.
