Leasing Manager – Job Description
Position Summary
The Leasing Manager is responsible for leading all leasing operations at the assigned community with a primary focus on driving occupancy, maximizing lease conversions, and delivering an exceptional prospect and resident experience. This role serves as the primary point of contact for prospective residents and is responsible for executing the property's leasing strategy while supporting overall operational success.
Essential Duties and Responsibilities
The Leasing Manager is responsible for managing the full leasing cycle, including responding to inquiries, conducting property tours, following up with prospects, processing applications, preparing lease documents, and coordinating move-ins to ensure a seamless leasing experience. The Leasing Manager is expected to consistently achieve occupancy and leasing goals while maintaining a high standard of customer service.
This position works closely with the Property Manager to communicate leasing activity, market conditions, competitive trends, and prospect feedback. The Leasing Manager collaborates with the onsite team to develop and execute leasing strategies that enhance occupancy, increase resident retention, and improve the overall resident experience.
Additional responsibilities include maintaining accurate prospect, applicant, and resident records within the property's management systems; preparing and analyzing leasing reports and performance metrics; monitoring traffic, conversion ratios, and occupancy trends; and proactively identifying opportunities to improve leasing performance.
The Leasing Manager is expected to contribute ideas for marketing initiatives, resident engagement activities, outreach efforts, and other programs designed to increase traffic and strengthen the property's market presence. While creative input and collaboration are encouraged, direct management of social media platforms is not a primary responsibility of this role.
The Leasing Manager may assist with resident relations by addressing questions and concerns, coordinating resident communications, supporting renewal efforts, and helping ensure a positive resident experience throughout the lease term.
This position requires flexibility to accommodate business needs, including occasional evening or weekend responsibilities, special events, or other activities necessary to support leasing objectives and property operations.
The Leasing Manager is expected to maintain a professional appearance and demeanor, demonstrate strong communication and organizational skills, work collaboratively with all members of the management team, and perform all duties in accordance with company policies, Fair Housing regulations, and applicable federal, state, and local laws.
