Position Summary
Sunshine Management is a Chicago-based real estate development and construction company focused on building quality housing and revitalizing communities throughout Chicago.
We are seeking a hands-on Assistant Superintendent / Field Coordinator to support the daily field operations of multiple residential construction projects.
This is not an administrative construction coordinator position.
The person in this role must be comfortable spending the majority of the workday in the field, walking active construction sites, communicating with subcontractors, inspecting work, identifying problems, documenting progress, maintaining safe and organized jobsites, and helping keep projects moving according to schedule.
You should already understand basic residential construction, construction sequencing, and how to identify whether work is progressing correctly.
Reports To: Construction Project Manager
Key Responsibilities Daily Field Operations
- Visit assigned construction sites daily.
- Walk each site and document current construction activities.
- Verify which subcontractors are onsite and what work is being performed.
- Compare actual field progress against scheduled activities.
- Identify incomplete work, delays, missing materials, and field problems.
- Follow up with subcontractors regarding outstanding work.
- Maintain detailed photographic documentation of construction progress.
- Provide clear daily reports regarding progress, problems, and required follow-up.
Construction Knowledge & Quality Control
- Understand the basic construction sequence from excavation through project completion.
- Review construction drawings and specifications as needed to understand required work.
- Inspect work for visible quality issues and deviations from plans.
- Identify conditions requiring review by the Superintendent, Project Manager, architect, or engineer.
- Track punch-list and corrective work through completion.
- Verify work is ready before scheduled inspections.
Site Management
- Maintain clean, organized, and professional jobsites.
- Ensure debris and construction materials are properly managed.
- Identify obvious safety concerns and immediately escalate them.
- Verify required site signage and documentation are present.
- Coordinate site access when necessary.
- Help ensure properties are secured at the end of the workday.
Subcontractor Coordination
- Communicate directly with subcontractors and trades in the field.
- Confirm scheduled subcontractors arrive as expected.
- Document manpower and work performed.
- Follow up on incomplete or deficient work.
- Escalate subcontractor performance or scheduling problems.
- Assist the Superintendent and Project Manager with coordinating upcoming field activities.
Inspections & City Coordination
- Assist with City of Chicago construction inspections.
- Verify sites are prepared for scheduled inspections.
- Document inspection results and required corrections.
- Assist with Department of Buildings matters when required.
- Track inspection corrections through completion.
Jobsite Cleaning & Organization
This position includes hands-on jobsite cleaning.
- Personally perform routine cleanup at assigned jobsites when necessary.
- Sweep floors and work areas.
- Pick up loose debris and construction waste.
- Keep entrances, walkways, stairs, sidewalks, and work areas clear.
- Organize materials and maintain orderly storage areas.
- Remove minor debris and prepare waste for proper disposal.
- Ensure subcontractors clean their work areas.
- Identify excessive debris or cleanup needs requiring additional labor or dumpsters.
- Maintain sites in a professional condition for inspections, lenders, partners, neighbors, and company representatives.
- Safety & Site Security
- Conduct a safety review during every site visit.

- Verify openings, excavations, temporary railings, and other obvious hazards are properly protected.

- Check that temporary fencing, gates, doors, windows, and other access points are secured.
- Document safety concerns with photographs and written reports.
- Immediately escalate serious safety issues to the Superintendent or Project Manager.
- Follow up to verify identified safety issues have been corrected.
- Help ensure properties are properly secured at the end of the workday.
Jobsite Cameras & Monitoring
- Install and mount company-provided construction cameras at jobsites.
- Relocate cameras as construction progresses.
- Ensure cameras are positioned to provide useful coverage of the site.
- Check camera power, connectivity, batteries, solar panels, SIM connections, and other basic equipment as applicable.
- Troubleshoot basic camera issues.
- Verify cameras remain operational during routine site visits.
- Report damaged, missing, or malfunctioning equipment.
- Maintain an inventory of cameras and related jobsite equipment.
- Identify and immediately report unsafe conditions.
- Keep walking paths, stairs, entrances, and exits clear of hazards.

- Professionally communicate with neighbors surrounding active construction sites.
- Address basic construction-related concerns when appropriate.
- Immediately escalate significant complaints or conflicts.
- Help maintain clean sidewalks, parkways, and areas surrounding our projects.
Minimum Qualifications
- Minimum 2 years of hands-on construction field experience required.
- Residential construction experience strongly preferred.
- Working knowledge of residential construction sequencing.
- Ability to read and understand basic construction drawings.
- Ability to identify construction progress and obvious workmanship problems.
- Experience communicating directly with subcontractors and trades.
- Strong organizational and follow-up skills.
- Comfortable documenting work through photographs and written field reports.
- Comfortable using mobile construction/project-management applications.
- Valid driver's license and reliable transportation required.
- Ability to travel between multiple Chicago jobsites during the workday.

We expect the Assistant Superintendent / Field Coordinator to understand what is happening on the jobsite, what should happen next, what is preventing progress, and what needs immediate attention.

Physical Requirements
This is an active field position. Candidates must be able to:
- Walk active construction sites throughout the day.
- Climb stairs and navigate unfinished buildings.
- Work outdoors in varying Chicago weather conditions.
- Safely access active residential construction environments.
- Perform light jobsite cleanup when necessary.
This is not a desk-based position.

We are looking for someone who can observe, understand, communicate, and take ownership of field conditions — not simply complete assigned tasks.
Pay: $50,000.00 - $85,000.00 per year
