Position Overview:
Elev8 Residential is seeking a Property Accountant to join our dynamic team. The Property Accountant plays a critical role in ensuring the financial health of our portfolio by managing accounting functions across multiple residential and commercial properties. The ideal candidate thrives in a fast-paced environment, demonstrates strong attention to detail, and is passionate about delivering accurate, timely, and insightful financial data to support our operations and strategic growth.
Key Responsibilities:
Property Accounting & Financial Reporting
- Prepare and maintain monthly, quarterly, and annual financial statements for assigned properties.
- Process journal entries, bank reconciliations, and general ledger adjustments in accordance with GAAP and company policies.
- Review and reconcile accounts payable (AP) and accounts receivable (AR) transactions.
- Manage tenant billing and collections, including rent charges, CAM fees, and late fees.
- Analyze variances in budget vs. actual performance and prepare detailed variance reports.
- Collaborate with property managers to ensure financial accuracy and address operational issues.
Budgeting & Forecasting
- Assist in preparing annual operating budgets and reforecasting for each property.
- Support the team in developing cash flow projections and financial modeling for new projects and acquisitions.
- Support external audits and respond to auditor inquiries
- Maintain organized documentation for all financial transactions
- Monitor capital expenditure projects and track project costs against budgets.
Compliance & Internal Controls
- Ensure compliance with state, local, and federal tax regulations, including property tax filings and 1099 reporting.
- Maintain internal control processes to safeguard assets and ensure data integrity.
- Support audit processes and provide necessary documentation and reports to external auditors.
System & Process Improvement
- Leverage property management software (such as Yardi, AppFolio, or MRI) and accounting tools to streamline processes.
- Identify opportunities for process improvements and implement best practices in accounting and financial operations.
- Assist in ad hoc projects and financial analysis requests as needed.
Lease Administration
- Interpret lease terms for financial implications (e.g., escalations, reimbursements)
- Calculate and process CAM (common area maintenance), real estate tax, and insurance reconciliations.
- Support lease audits and ensure compliance with lease provisions
Stakeholder Communication
- Provide financial insights to property managers, asset managers, and ownership groups
- Respond to inquiries from tenants, vendors, and internal departments
- Participate in cross-functional meetings to support strategic initiatives
Qualifications
- Bachelor’s or Associates degree in Accounting, Finance, or related field.
- 2–4 years of property accounting experience in a property management, real estate, or related industry.
- Strong understanding of GAAP, accrual accounting, and real estate accounting principles.
- Proficiency in property management accounting software (Yardi, AppFolio, MRI, or similar) is highly preferred.
- Advanced Excel skills and experience working with accounting systems.
- Exceptional attention to detail, organizational skills, and ability to manage multiple deadlines.
- Strong communication skills and ability to collaborate with cross-functional teams.
