Your Role
Support Real Estate Leadership in all aspects of managing high volume capital budgets and leasing activities. Includes analyzing all components of the Real Estate deal process, from opportunity identification through project completion by proactively owning, preparing, and tracking information, data, and materials from external and internal sources. Build relationships across multiple departments, business levels and external retail contacts. Critical thinking, team partnership and prioritization skills are crucial to the success of the role as transactions for multiple meetings can be in process at any given time.
Your Impact
Own deal preparation in support of respective Real Estate Director by gathering and processing all information necessary to prepare accurate, detailed and complete deal packages for approval. Often adheres to tight time frames for review by department leadership and VS&Co. Executive Committee members.
Lead and track necessary discussions around feasibility studies, sales estimating and costing meetings with Real Estate, Store Design & Construction and Finance.
Prepare financial models for deals based upon deal variables, manipulating various data elements as needed to identify potential alternatives in deal structure, sales and/or cost.
Manage the compiling, preparation and presentation of imaging materials required for deal meetings by partnering with Administrative Assistants and adhering to all departmental standards and deadlines.
Ability to communicate and influence RE Leadership and cross functional partners to manage expectations and gain alignment on deal submissions.
Manage as needed deal re-approval process with RE Leadership through adherence to documented Enterprise Delegations of Authority.
Maintain and validate shopping center information including new center set-ups, auditing of center competitors and gathering sensitive data from the Developer (i.e. competitor sales), all in support of the deal submission and ongoing competitor analytics/benchmarking for special projects and future deals.
Assist in proactive management of Director Pursuit List, utilizing critical thinking skills to help prioritize deals and manage deal forecast for RE Leadership.
Act as point of contact for non-Real Estate partners to correspond with regarding existing store questions and issues. Further work with appropriate functional partners (RE Director, Legal, Finance, Lease Abstracting, Stores Maintenance, etc.) to provide guidance and/or resolution.
Participate in or lead special projects related to deal comparison analysis, market tour preparation, mapping, acquisition/buyout analysis, annual fleet reviews, industry conferences, etc. as assigned by RE Leadership.

Minimum Salary: $76,700.00
Maximum Salary: $101,955.00
VS&Co provides a range of compensation for this role as shown. Your actual salary will be determined by a number of factors, including: your specific skills and experience, geographic region, or other relevant factors.
Qualifications
Your Experience
3-5 years of experience in administrative business support or an analytical role, preferably in retail.
Detail oriented with strong prioritization, multi-tasking, analytical and technical skills (Excel/BI Reporting).
Enthusiastic, self-motivated and curious in situations of ambiguity.
Excellent interpersonal and communication skills (verbal and written).
Ability to work independently or within a team with good collaboration capabilities.
