Job Description
AZTEX RE Investments Management company is looking for an experienced lead maintenance technician willing to grow within the company. Must have knowledge of appliance repair, carpentry, plumbing, electrical, and safety procedures. Must be steady and dependable, possess ability to work with pressure of deadlines, and ability to flex work schedule to accommodate after hours and weekend emergencies. For this position the Lead Maintenance Technician will report to our Property Manager supporting activities to include corrective, preventative, routine, emergency, and cosmetic maintenance as well as make-ready work in a manner consistent with the property’s operational objectives.

We currently manage an apartment communities in the Calallen/Corpus Christi area. The community that you will be working at is comprised of 288 units located in Calallen, TX.
Lead Apartment Maintenance Technician Schedule
Full time, Monday through Friday from 8:00 AM to 5:00 PM. You will participate in an on-call rotation to handle after hour emergency maintenance issues.
Lead Apartment Maintenance Technician Responsibilities/Competencies:
Diagnose and perform routine maintenance/repair involving the following on a daily basis:
- Plumbing issues
- Electrical issues
- HVAC and heating systems (gas and electric)
- Appliances issues
- Stair, gates, fences, patios, railing maintenance and repair
- Tile, carpet, flooring installation
- Roofing, gutters, fasteners repair and maintenance
- Interior and exterior lights, ceiling fans installation and repair
- Fireplaces, chimneys cleaning
- Shutters, doors, cabinets, windows, sliding glass doors installation
- Boiler systems (gas) maintenance
- Door locks, mailboxes and locks installation
- Security systems and fire protection equipment maintenance and installation
- Pool, pool area and decking, pool furniture maintenance
- Performs other related duties as assigned to meet the needs of the business.
- Monitors the properties landscape and other attributes to identify and report potential safety hazards and concerns and to ensure quality property aesthetics
- Assist with daily upkeep of the grounds, amenities (pools, dog park, etc.)
- Prepare vacant units for future residents, to include painting, light carpentry, fixture and appliance installation
- You will be servicing maintenance requests that will result in working both in and outdoors
- Must be able to lift 25lbs

- Walk assigned property daily to observe and note changes in condition that will require attention.
- Build and maintain strong vendor relationships to help contain cost.
- Plan for and optimize inventory of parts on hand to facilitate excellent customer service while controlling costs.

- Communicate regularly with the Property Manager to ensure maintenance goals are in line with property goals and to measure progress toward those goals.
- Maintain a positive attitude even when working with difficult situations or people.
- Must have the ability to reliably work unsupervised for periods of time.

Lead Apartment Maintenance Technician Requirements
- Minimum of 3 years direct experience as a Maintenance Technician for an apartment community.
- CPO Certification is a required. Previous experience maintaining pools is required.
- Experience with electrical, plumbing, and HVAC systems
- EPA Universal or HVAC Certification is required
- High School diploma, or GED equivalency
- Driver's License required
