As an expanding owner/operator and preferred contractor for private investors and real estate agents in the Columbia area, I am looking for a master-level Subcontractor (1099) to take over the hands-on execution of my projects. I need someone who builds with the same speed, quality, and problem-solving skills that I do. I handle the business side; you handle the build. There is no on-site foreman and no guaranteed weekly hours, but I maintain strict oversight of the final product to protect our reputation. How It Works The Business: I quote the jobs, handle the clients, and order/arrange materials. The Handoff: We review the exact specs and timelines together. The Build: You execute the daily build independently, exactly to my standards and local building codes. I will drop in for routine quality control checks. The Pay: You are paid a negotiated, flat rate per project based on your experience. You get paid when the job is done and the client pays. The Setup: This is strictly 1099. No W-2 benefits, tools, or vehicles are provided. What You Need Master-Level Experience: No beginners. You must be highly skilled across multiple phases of residential construction and remodeling. Code Mastery: You must build strictly to code and pass inspections the first time. Total Autonomy: Ability to problem-solve on the fly without hand-holding. Your Own Gear: Must own professional-grade tools, a reliable work vehicle, a valid driver’s license, and a smartphone.
