We are seeking a highly organized and results-driven Project Manager – Store Development to join our team in Medley, Florida. Reporting directly to the President, this role will lead new store openings, renovations, capital improvement projects, and strategic initiatives that support the Company's continued growth. The Project Manager – Store Development is responsible for leading and coordinating all phases of new store development, store renovations, and capital improvement projects across the Company's retail locations. This role manages construction projects from planning through completion, ensuring projects are delivered on time, within budget, and in compliance with Company standards and regulatory requirements.
In addition to store development responsibilities, this position serves as a key strategic partner to the President by leading and coordinating special projects, cross-functional initiatives, and other business priorities as assigned. The Project Manager is expected to manage a broad range of projects, provide operational support to executive leadership, and ensure the successful execution of high-impact initiatives that contribute to the Company's overall growth and operational excellence.
The Project Manager serves as the primary point of contact for contractors, architects, vendors, landlords, airports, and regulatory agencies while partnering closely with Operations, Finance, IT, Human Resources, Customs Compliance, Marketing, Store Operations, and Executive Leadership to successfully execute new store openings, store improvement initiatives, and other strategic Company projects.
Essential Duties and Responsibilities
Project Management
- Lead and manage multiple projects simultaneously from initiation through completion.
- Develop detailed project plans, schedules, milestones, budgets, and risk assessments.
- Establish project priorities and coordinate activities across multiple departments to ensure timely completion of deliverables.
- Monitor project progress and proactively resolve issues to maintain project timelines.
- Track action items, follow up with internal and external stakeholders, and ensure accountability throughout each project.
- Provide regular project status updates and executive summaries to the President and senior leadership.
- Ensure projects are completed on time, within budget, and according to Company standards.
Store Development
- Lead all activities related to new store openings from planning through grand opening.
- Coordinate store buildouts, tenant improvements, relocations, remodels, and expansion projects.
- Develop and maintain project schedules to ensure timely completion.
- Coordinate project activities with airports, landlords, contractors, vendors, and internal departments.
- Ensure stores meet operational, brand, safety, and quality standards before opening.
Construction & Facilities Management
- Manage contractors, architects, engineers, consultants, landlords, and vendors throughout each project.
- Review project proposals, construction schedules, budgets, contracts, and change orders.
- Conduct site visits to monitor construction progress, quality, and compliance.
- Coordinate remodeling projects, maintenance initiatives, and capital improvements across existing retail locations.
- Oversee store fixture installations, shelving, repairs, equipment replacements, and facility upgrades.
Permitting, Regulatory Compliance & CBP Documentation
- Coordinate all permitting, inspections, certificates of occupancy, and regulatory approvals.
- Liaise with local municipalities, airports, landlords, and governing agencies.
- Coordinate U.S. Customs and Border Protection (CBP) requirements for new Duty Free store openings.
- Maintain all CBP-required binders and compliance documentation for each Duty Free store.
- Ensure all CBP binders are complete, organized, current, and readily available for inspections and audits.
- Coordinate updates to CBP documentation, permits, licenses, policies, and operational records as required.
- Conduct periodic reviews of store documentation to ensure ongoing compliance with CBP regulations and Company standards.
- Prepare stores for CBP inspections and audits by ensuring all required documentation is complete, accurate, and readily accessible.
- Serve as the primary point of contact for documentation requests related to CBP inspections, audits, and regulatory inquiries.
- Partner with Store Operations and Customs Compliance to address audit findings and implement corrective actions when necessary.
- Ensure compliance with all applicable building codes, safety standards, CBP regulations, and Company policies.
Executive & Strategic Projects
- Lead special projects assigned by the President that support Company growth, operational improvements, and strategic initiatives.
- Coordinate cross-functional projects involving multiple departments.
- Conduct research, gather information, analyze data, and develop recommendations for executive decision-making.
- Track deliverables and ensure timely execution of strategic initiatives.
- Identify opportunities to improve operational efficiency and project execution across the organization.
- Provide project management support for business initiatives outside of store development, as assigned.
- Coordinate executive priorities, ensuring projects remain on schedule and stakeholders are aligned.
Vendor & Contractor Management
- Identify, evaluate, and manage relationships with contractors, consultants, suppliers, and service providers.
- Solicit bids and obtain estimates for construction, maintenance, and capital improvement projects.
- Review proposals and evaluate vendor qualifications, pricing, and project scope.
- Negotiate pricing, contracts, and service agreements when appropriate.
- Monitor vendor performance and ensure contractual obligations are met.
Budget Management
- Gather project requirements and obtain estimates, proposals, and cost information from contractors, vendors, consultants, and other service providers.
- Prepare, develop, and manage project budgets from planning through project completion.
- Monitor project expenses, track budget variances, and identify cost-saving opportunities while maintaining project quality and objectives.
- Review project costs and recommend corrective actions when necessary to keep projects within budget.
- Review and approve project-related invoices, change orders, and expenditures.
- Ensure responsible use of Company resources while maintaining quality standards and meeting budget expectations.
- Prepare budget updates, forecasts, and financial reports for executive leadership as needed.
Cross-Functional Collaboration
- Partner with Operations, Logistics, Finance, IT, Human Resources, Customs Compliance, Marketing, and Store Management to ensure successful project execution.
- Coordinate project schedules to minimize disruption to business operations.
- Facilitate communication among internal stakeholders and external partners.
- Build strong working relationships across departments to ensure projects move efficiently and organizational priorities remain aligned.
Reporting & Documentation
- Maintain complete project documentation, including contracts, permits, drawings, budgets, schedules, project files, and executive reports.
- Prepare executive reports, presentations, project updates, post-project evaluations, and status reports for senior leadership.
- Track project performance metrics and recommend process improvements.
- Maintain organized records to support operational continuity, regulatory compliance, and executive reporting.
Qualifications
- Bachelor’s degree in construction management, Engineering, Architecture, Business Administration, Project Management, or a related field preferred.
- Minimum of 5 years of experience managing construction, retail development, facilities, commercial, or cross-functional business projects.
- Demonstrated experience managing multiple concurrent projects with competing priorities and deadlines.
- Experience coordinating projects involving multiple departments, vendors, contractors, consultants, and external stakeholders.
- Experience managing project budgets, schedules, timelines, and deliverables.
- Strong understanding of project management methodologies and best practices.
- Experience in retail, airport concessions, commercial construction, or Duty Free operations is preferred.
- Project Management Professional (PMP) certification is a plus.

- Advanced proficiency in Microsoft Office Suite (Excel, Word, PowerPoint, Outlook) and project management software such as Microsoft Project, Smartsheet, Asana, Monday.com, or similar platforms.
- Ability to read construction drawings, project plans, contracts, and technical documentation is preferred.
Physical Requirements & Working Conditions
This position is primarily office-based with regular travel to retail stores, airports, warehouses, construction sites, vendor locations, and other project sites. The incumbent must be able to safely navigate active construction and operational environments, including standing, walking, bending, climbing stairs, and occasionally lifting up to 25 pounds. The role requires frequent interaction with internal departments, contractors, consultants, landlords, government agencies, and executive leadership. The successful candidate must be able to manage multiple concurrent projects in a fast-paced, deadline-driven environment and maintain flexibility to work occasional evenings or weekends to support project deadlines, store openings, executive initiatives, or other business needs.
Pay: From $80,000.00 per year
