The Maintenance Supervisor is responsible to perform building and grounds maintenance and security for the entire campus as well as assure that these functions are completed with federal, state and local standards, guidelines and regulations, internal policies and procedures.
Qualifications:
- Must possess High School Diploma or GED; technical or vocational training in building maintenance or a related field preferred.
- Minimum 3-5 years of maintenance experience, preferably in a healthcare setting, such as skilled nursing, hospital, or long-term care environment
- Working knowledge of HVAC, plumbing, electrical, carpentry, mechanical systems, and general building maintenance. HVAC certification preferred.
- Valid PA/CDL license required if assigned to operate heavy vehicles.
- Must possess effective organizational, problem solving and supervisory skills.
- Must possess knowledge and ability of the methods, tools, and practices used in general maintenance and construction; detect defects in equipment and make proper adjustments.
- Must possess the ability to utilize various equipment including snow blower, hand tools, drill press, etc.
- Must possess the ability to accurately and safely complete general repairs and maintenance for heating, air conditioning and plumbing needs.
- Must have considerable knowledge of current federal, state, and local codes, standard and guidelines as they apply to the maintenance of the facility.
Essential Duties and Responsibilities
1. Exhibits leadership by example in areas of attitude, attendance, hospitality and a sincere interest in quality; treat coworkers, staff, and residents with dignity and respect. Acts as a lead worker and assures that assigned shift work is performed in accordance with established department policies and procedures; focuses entire department on quality.
2. Performs general maintenance duties, preventive maintenance, service calls, and emergency maintenance
3. Conducts routine inspections/audits on vehicles, equipment, and emergency systems to comply with all regulations
4. If applicable, assists or performs work on the heating and air conditioning systems, domestic water systems, refrigeration systems, pumps, motors, fans, electrical systems and emergency generators.
5. Maintains a general working knowledge of all federal, state, and local regulations as they pertain to the maintenance department, including OSHA and PA Right to Know. Assists with the implementation of government workplace regulations (OSHA, PA Right to Know, building and electrical controls.) Maintains confidentiality in regards to resident information and records.
6. Follows the chain of command guidelines for inter-facility problem solving, is listed with Fire and Police Department as one of the responsible persons to notify in case of an emergency and assists with evacuation plans and fire drills.
7. Accepts responsibility and accountability for all assignments, building safety and security; assigns responsibilities and oversees activities of maintenance department
8. Assures that established procedures on cross-contamination, infectious materials, etc. are followed/maintained by all maintenance workers.
9. Reviews supplies and makes recommendations regarding equipment repairs and purchases; assure safety of mechanical equipment, plumbing pipes/fixtures, water temperature, and electrical equipment through preventative maintenance and repair and follows lock out tag mandates; keeps roadways, driveways, and parking lots free from snow, leaves, and other debris.
10. Schedules routine periodic assignments such as interior/exterior painting, exterior window cleaning and relocations of furnishings. Assists in training/orienting new staff, meetings, and in-services as required.
11. Commits to high ethical standards and complies with the Code of Conduct, state and federal regulations, accreditation standards and Concordia policies and procedures. Maintains confidentiality of resident and employee records and information. Has a duty to report compliance concerns, significant legal risk questions, fraud, abuse, suspected or actual misconduct to a supervisor/manager or to the Corporate Compliance Officer.
Pay: $23.00 - $27.00 per hour
