- We are seeking an experienced, professional, and results-driven Building Manager to oversee the daily operations of a luxury oceanfront condominium. The Building Manager is responsible for ensuring the property is well-maintained, financially sound, and provides exceptional service to residents while preserving the Association's assets and enforcing governing documents.
Essential Responsibilities
- Oversee the daily operations and maintenance of the property.
- Supervise maintenance, housekeeping, security, and front desk staff.
- Coordinate and oversee vendors, contractors, and capital improvement projects.
- Ensure compliance with Association policies, governing documents, and applicable laws.
- Respond to resident concerns and provide excellent customer service.
- Conduct routine property inspections to ensure cleanliness, safety, and appearance.
- Prepare Board meeting reports and attend Board meetings as required.
- Maintain emergency preparedness plans, including hurricane readiness and recovery.
- Ensure compliance with OSHA, life safety, and building regulations.
Financial Responsibilities
- Assist in the preparation and administration of the Association's annual operating budget.
- Monitor expenses to ensure they remain within budget.
- Review and approve invoices, purchase orders, and vendor contracts.
- Obtain competitive bids and negotiate service agreements.
- Track reserve projects and capital expenditures.
- Assist with financial planning and cost-control initiatives.
- Proficiency with ADP Run, Workforce Now, Microsoft Office Suite, CINC Systems, Avid Strongroom, TOPS, or similar property management software.
Education/Experience/Certificates/Licenses/Skills Required:
Associates or Bachelor's Degree from an accredited College or University strongly preferred
Must possess a Valid Florida CAM license and have onsite luxury hi-rise experience to be considered
- High school diploma required; bachelor’s degree preferred.
- 5+ years of condominium, HOA, hotel, or commercial property management experience.
- Florida CAM (Community Association Manager) License required or ability to obtain.
- Strong knowledge of building operations, budgeting, vendor management, and customer service.
Physical Requirements:
Able to easily walk building and grounds on a regular basis each day; Able to observe the grounds, building and surrounding areas; Ability to lift up to 25 lbs; work in an upright standing or sitting position for long periods of time; Ability to type, use the computer and monitors; Ability to communicate through written and spoken word.
- Work Schedule:
- Typically 5 days/week 9:00 am - 5:00 pm with occasional evenings for meetings
Job Type: Full-time
Pay: Up to $150,000.00 per year
