Construction Project Manager
Sea View Builders, a high-end residential builder based in Osterville, Massachusetts, is seeking an experienced Project Manager to oversee architect-driven new construction and large-scale renovation projects throughout Cape Cod.
The Project Manager will be responsible for the day-to-day management and successful execution of residential construction projects from preconstruction through closeout. This role requires close coordination with homeowners, architects, subcontractors, vendors, Site Supervisors and internal team members to ensure each project meets schedule, budget, quality and safety expectations.
Responsibilities
Preconstruction
- Review architectural drawings, specifications, estimates and project budgets
- Assist with permitting and coordinate with local departments through approval
- Organize preconstruction kickoff meetings with internal and external teams
- Develop construction schedules and key milestone dates
- Assist with subcontractor buyout and procurement
- Coordinate project scopes with company leadership and subcontractors
- Support the preparation and execution of construction contracts and project documentation
Construction
- Lead weekly project meetings with homeowners, architects and project teams
- Prepare and distribute meeting agendas, notes and action items
- Coordinate closely with the Site Supervisor to monitor progress and resolve issues
- Track project costs, profitability, allowances and change orders
- Identify and procure long-lead materials and equipment
- Review and code subcontractor and vendor invoices
- Prepare monthly client billing
- Manage RFIs, submittals and construction documentation
- Maintain clear and professional communication with clients and design teams
- Support and train Assistant Project Managers and junior staff
- Oversee safety compliance and subcontractor performance
Project Closeout
- Manage substantial completion walkthroughs, punch lists and required documentation
- Complete final reconciliation of allowances and change orders
- Prepare final client billing
- Oversee warranty coordination and documentation
Qualifications
- Minimum of five years of construction project management experience
- High-end custom residential construction experience strongly preferred
- Bachelor’s degree in Construction Management or a related field, or equivalent professional experience
- Strong understanding of residential construction methods, scheduling, budgeting and project controls
- Experience coordinating homeowners, architects, subcontractors and vendors
- Proficiency with Microsoft Excel, Outlook and construction management software
- Experience with Buildertrend and Bluebeam preferred
- OSHA 10 certification required
- OSHA 30, First Aid and CPR certifications preferred
- Unrestricted Massachusetts Construction Supervisor License preferred
- Strong organizational, leadership and communication skills
- Ability to manage multiple priorities in a fast-paced, detail-oriented environment
Compensation
Salary range of $130,000 to $155,000, based on experience, plus performance bonus and benefits.
Relocation assistance may be available for the right candidate.
This is a full-time, in-person position based in Osterville. Candidates currently living on Cape Cod are preferred, but consideration will be given to qualified candidates who are open to relocating.
