Lead Large-Scale Multifamily Mechanical Construction Projects
We are seeking an experienced Senior Mechanical Construction Project Manager with a strong background in multifamily construction projects and a proven track record of successfully managing $5M+ mechanical construction contracts. The ideal candidate will have experience overseeing all phases of multifamily developments, including budgeting, scheduling, procurement, subcontractor management, and client relations.

Key Responsibilities
- Manage all phases of multifamily mechanical construction projects from project award through final completion.
- Successfully deliver projects on time, within budget, and in accordance with contract requirements and company quality standards.
- Oversee HVAC, plumbing, piping, and mechanical system installations on large-scale multifamily developments.
- Monitor project performance, including schedules, budgets, manpower utilization, procurement activities, and financial forecasts.
- Review project reports and metrics to evaluate status, identify risks, and implement corrective actions when necessary.
- Conduct project kickoff and pre-construction planning meetings while ensuring all action items are documented and completed.
- Develop, maintain, and update detailed project schedules while coordinating with overall master project schedules.
- Manage subcontractor agreements, vendor relationships, equipment procurement, and buyout activities to support project objectives.
- Review project estimates and ensure accurate project setup and cost loading within project management systems.
- Prepare and submit monthly contract billings while maintaining positive project cash flow.
- Forecast project costs, analyze financial performance, and conduct end-of-project cost and budget reviews.
- Serve as the primary point of contact for clients, general contractors, consultants, subcontractors, and project stakeholders.
- Resolve project challenges, contract issues, and conflicts in a professional and timely manner.
- Conduct regular site visits to monitor progress, inspect work quality, and ensure compliance with project requirements.
- Communicate project risks, opportunities, and critical issues to leadership in a timely manner.
- Identify and implement process improvements that enhance project delivery, efficiency, and profitability.
Required Qualifications
- Bachelor’s Degree in Construction Science, Mechanical Engineering, Construction Management, or a related engineering discipline.
- Minimum of 5 years of Project Management experience with a commercial mechanical contractor or mechanical subcontractor.
- Demonstrated experience managing multifamily mechanical construction projects.
- Demonstrated experience managing commercial mechanical construction projects valued at $5 million or greater.
- Strong knowledge of HVAC, piping, plumbing, and commercial mechanical systems.
- Proven experience managing project budgets, forecasting, cost control, procurement, subcontract administration, and contract management.
- Experience working directly with owners, developers, and general contractors on multifamily developments.
- Ability to successfully manage multiple priorities, deadlines, and stakeholders in a fast-paced construction environment.
- Excellent organizational, planning, and problem-solving abilities.
- Strong written and verbal communication skills.
- Excellent client-facing and presentation skills.
- Self-motivated with a proactive, solutions-oriented approach to project management.
Preferred Qualifications
- Experience managing large-scale apartment, mixed-use, student housing, podium-style, or high-rise residential developments.
- Experience with design-build and negotiated projects.
- Familiarity with construction scheduling software and project management platforms.
- Experience leading large project teams and coordinating multiple trades.
- Experience managing multiple multifamily projects simultaneously.
