Maintenance Supervisor
Lead the Team. Drive the Schedule. Get Units Ready.
GoldHill Solutions is looking for a Maintenance Supervisor who can balance hands-on maintenance work with strong administrative and organizational skills. This role is ideal for someone who knows apartment maintenance inside and out but is equally comfortable managing schedules, updating spreadsheets, coordinating vendors, and keeping projects moving.
You'll oversee maintenance operations at a residential community of 300+ units, ensuring work orders, make-ready units, preventive maintenance, and vendor projects are completed efficiently and on schedule.
What You'll Do
Maintenance Operations
- Troubleshoot plumbing, electrical, HVAC, and appliance issues
- Assist with emergency maintenance calls as needed
- Conduct inspections and ensure quality standards are met
- Support preventive maintenance programs
Make Ready & Turn Management
- Schedule and coordinate make-ready units
- Create clear timelines and assignments for technicians
- Monitor progress and ensure units are completed on schedule
- Perform final inspections before units are released for leasing
- Identify bottlenecks and keep turnovers moving efficiently
Administrative & Leadership Responsibilities
- Manage maintenance schedules and daily priorities
- Update spreadsheets, reports, and tracking systems
- Assign work orders and monitor completion
- Communicate with property management regarding unit status and project updates
- Coordinate with vendors and contractors
- Track inventory, supplies, and maintenance expenses
- Maintain accurate maintenance records and documentation
What You Bring
- Experience in multifamily or residential maintenance
- Previous maintenance lead or supervisory experience preferred
- Strong organizational and time-management skills
- Comfortable using computers, spreadsheets, and maintenance software
- Ability to prioritize multiple projects and deadlines
- Experience scheduling staff and coordinating vendors
- Knowledge of HVAC, plumbing, electrical, and general maintenance systems
- Reliable transportation
- Professional and respectful communication with residents
- Bilingual is a plus
