The role
Menashe Properties has been part of Portland's commercial landscape for decades. We know the buildings, the neighborhoods, and the people and the Property Managers who thrive here do too.
We're looking for an experienced Commercial Property Manager to take full ownership of a portfolio of established commercial properties in the heart of the city. You'll be the key point of contact for tenants and vendors, responsible for directing building engineers, and a trusted voice on portfolio performance for building ownership. Day to day, that means working alongside long-tenured tenants, local business owners, city contacts, and a tight-knit internal team who all take real pride in the properties they steward. This is a high-visibility role with real autonomy, ideal for someone who builds genuine relationships and knows how to run a tight operation.
What you'll do
- Oversee day-to-day operations across your portfolio, driving performance, profitability, and tenant satisfaction.
- Build and maintain strong tenant relationships, handling inquiries, resolving issues, and serving as a trusted partner from lease signing through renewal.
- Direct building engineers on maintenance, CapEx projects, and facilities management, ensuring properties meet lease requirements and Menashe standards.
- Lead financial reporting on occupancy, property performance, OpEx reconciliations, and budget planning.
- Manage vendor relationships and negotiate service contracts to optimize cost and quality.
- Conduct regular inspections and proactively coordinate repairs, upgrades, and preventive maintenance.
What you bring
- 3+ years of commercial property management experience in office and/or retail settings
- Demonstrated ability to manage OpEx reconciliations and property budgets
- Proficiency with property management software; Yardi Voyager experience preferred
- A track record of exceptional tenant relationships and professional conflict resolution
- Strong working knowledge of commercial leases and real estate transactions
- Excellent vendor negotiation and facilities management skills
- Ability to stay organized and prioritize in a fast-moving environment
