Overview
The Regional Manager owns the performance of a multi-site portfolio. This role is responsible for driving results, enforcing standards, and ensuring consistent execution across all communities in the Eastern North Carolina Region.
This is not a basic management role. This is a performance-driven leadership position that requires strong operational discipline, financial ownership, and the ability to hold teams accountable.
The Regional Manager partners directly with senior leadership to improve asset performance, address risk, and build strong site-level leadership.
Performance Ownership
- Take full ownership of portfolio performance, including occupancy, revenue, and expense control
- Identify underperformance quickly and implement corrective action without delay
- Hold Community Managers accountable to measurable results and operational standards
- Maintain consistent visibility across all communities through frequent site engagement
Financial Execution
- Drive NOI through disciplined revenue management and expense control
- Analyze financial performance, variances, and trends to inform decisions
- Ensure budgets are executed as planned and adjusted when performance gaps are identified
- Approve and monitor large expenses and capital work
Leadership and Accountability
- Set clear expectations for Community Managers and site teams
- Address performance issues immediately with structured follow up
- Develop leaders who can operate independently and deliver consistent results
- Lead hiring decisions, staffing plans, and team development across the portfolio
Operational Standards and Compliance
- Enforce company policies, fair housing requirements, and operational procedures
- Conduct regular audits to ensure accuracy in leasing, financials, and documentation
- Resolve escalated issues involving residents, team members, or operations
- Partner with Human Resources on investigations and high-risk employee matters
Market and Strategy Execution
- Monitor market conditions and adjust leasing and pricing strategies accordingly
- Evaluate competitive positioning and implement improvements where needed
- Drive resident retention through operational consistency and service standards
Required Qualifications
- 5 or more years of multi site property management experience
- Demonstrated success in improving property performance across multiple assets
- Strong financial acumen with direct experience managing budgets and variances
- Proven ability to lead teams, address underperformance, and drive accountability
- Working knowledge of fair housing and regulatory requirements
- Ability to travel regularly within the assigned portfolio
- Valid Driver’s License required

Pay: $95,000.00 - $110,000.00 per year
