SUMMARY
The Groundskeeper is responsible for maintaining the cleanliness, appearance, and overall condition of the community’s exterior areas and common spaces. This role supports property operations by ensuring a high standard of curb appeal and assisting the maintenance team with general upkeep and seasonal tasks.
DUTIES AND RESPONSIBILITIES
Grounds & Property Appearance

Maintain the cleanliness and appearance of the property, including grounds, common areas, amenities, and building exteriors

Remove trash, debris, and waste from all areas of the community, including breezeways, parking lots, landscaping, and dumpster areas

Clean and maintain amenity areas such as pools, playgrounds, pet areas, and other common spaces
-
Assist with general landscaping tasks, including mowing, edging, weeding, watering, and planting
-
Support overall curb appeal by identifying and addressing conditions that impact the appearance of the community
Maintenance Support & Operations

Assist with basic property upkeep, including light bulb replacement and minor maintenance tasks

Support unit turn processes and removal of debris from vacant apartments as needed

Operate and maintain groundskeeping equipment, tools, and property vehicles, including golf carts where applicable*

Maintain tools, equipment, and storage areas in a clean and organized manner
Safety & Compliance

Follow all company policies, OSHA guidelines, and safe work practices

Safely handle cleaning materials, chemicals, and equipment in accordance with company standards

Promote safety awareness and report any hazards or unsafe conditions

Support seasonal operations, including snow and ice removal, to maintain safe and accessible conditions
Team Support & Resident Interaction

Maintain professional and courteous interactions with residents, team members, and vendors

Assist maintenance and onsite team members as needed to support overall community operations

Communicate any property concerns or issues to the Service Manager or Community Manager
Additional Responsibilities

Complete required training courses and participate in ongoing professional development

Perform other duties as assigned
QUALIFICATIONS
-
Ability to use landscaping and maintenance equipment, including blowers, mowers, and hand tools
- Strong attention to detail and commitment to maintaining property standards
- Ability to work outdoors in varying weather conditions
- Good communication and teamwork skills
- Must be willing to adjust work schedule to complete assignments as needed
- Ability to respond to property needs as required
- Valid driver’s license and reliable transportation

Ability to perform the physical demands of the role, including lifting, carrying, and working in various positions and environments, with or without reasonable accommodation
