HCFD Realty Management is seeking an experienced Senior Property Manager to oversee a portfolio of medical office buildings in the San Antonio area.
Summary:
The senior property manager is to administer and oversee the management and daily operations of a portfolio of medical office buildings. The key areas of responsibility will include tenant relations, property operations, construction management and oversight, lease and contract administration, and financial management/analysis. The property manager will conduct all property activities in coordination with Leadership Management.
· Direct and supervise building staff and vendors and monitor performance in accordance with the Company and Owners’ policies/procedures to ensure adequate coverage for daily work orders
- Coordinate contractor activities and oversee construction projects as required
- Prepare bid specifications, request proposals and evaluate bids
- Prepare and maintain service agreements
- Prepare monthly financial statements and quarterly reforecasts as required
- Prepare monthly executive summary reports for hospital
- Conduct monthly hospital meetings
- Perform quarterly building inspections to ensure that properties are maintained in satisfactory condition
- Support the planning, budgeting and control of operating and capital expenditures
- Actively participate in accounts payable and accounts receivable process
- Supervise tenant move-ins and move-outs
- Assist with the preparation of the lease submission package as needed
- Assure life safety programs and OSHA standards are in place and meet all company guidelines and legal requirements for tenants and employees of properties
- Maintain the property tenant handbooks and emergency procedures and review with each new tenant
- Supervises Maintenance Engineers, Lead Maintenance Engineer, Assistant Property Managers, Administrative Assistant
- Other duties and special projects as assigned
The ideal candidate will possess:
- 5-8 years of experience working with Class A, multi-story office buildings. An emphasis in medical office buildings is preferred
- Associate degree or equivalent combination of education and experience, a bachelor’s degree is preferred
- Demonstrated computer skills, including use of Microsoft Office products (i.e. Word, Excel, PowerPoint, Outlook) and web browsers.
- Familiarity with property management accounting software, Yardi Voyager and MRI preferred
- Strong written and verbal communication skills
- Excellent customer service and interpersonal skills
- Detail oriented
- Ability to work and succeed in a team environment
- Self-motivated and proactive
- Ability to multi-task and prioritize work assignments to meet deadlines and job requirements
Compensation for the senior property manager position is a competitive salary with annual bonus potential commensurate with candidate experience and qualifications. Benefits include but are not limited to, health insurance coverage, long term disability coverage, and 401(k) with company match.
Pay: $64,221.13 - $79,320.07 per year
