About Kearney Law & Precision National Title
Kearney Law is a fast-growing, female-owned law firm with a growing title division serving clients throughout Florida. Precision National Title is our title company, providing residential and commercial title and closing services with a focus on doing things differently, efficiently, professionally, and with an exceptional client experience.
We are looking for an experienced Title Closer who knows the title business, understands what it takes to get a file to the closing table, and is ready to take ownership of their transactions from start to finish.
This is an opportunity for someone who wants to be more than a processor pushing paperwork from one desk to another. You will own your files. You will communicate directly with clients, agents, lenders, attorneys, and vendors. You will identify problems, find solutions, keep transactions moving, and make sure the closing gets across the finish line.
We are looking for someone with 4+ years of title industry experience on the title company, or law firm side.
This is not a lender-side position. Candidates whose experience is primarily or exclusively in mortgage/lender-side loan closing, mortgage processing, or loan operations will not be the right fit for this position.
What You'll Do
- Independently manage title and closing files from contract/opening through closing and post-closing.
- Review title commitments, title searches, surveys, municipal lien searches, estoppels, payoffs, and other title-related documents.
- Identify title defects, liens, judgments, open permits, encumbrances, and other issues that may affect a transaction.
- Work directly with the appropriate parties to clear title issues and keep transactions moving.
- Communicate regularly with buyers, sellers, real estate agents, lenders, attorneys, and vendors.
- Prepare and review settlement statements, closing disclosures, deeds, affidavits, escrow documents, and other closing documents.
- Coordinate lender requirements and ensure all necessary conditions are satisfied before closing.
- Schedule and coordinate closings and ensure all parties are prepared.
- Review closing packages for accuracy and completeness.
- Coordinate escrow deposits, payoffs, funding, disbursements, and recording.
- Handle post-closing requirements and ensure files are properly completed and maintained.
- Monitor deadlines and proactively address issues before they become closing delays.
- Maintain organized and accurate electronic files.
- Provide a high level of communication and customer service throughout the transaction.
- Work closely with the attorneys and title team on more complex transactions and title issues.
- Help improve internal processes as Precision National Title continues to grow.
What We're Looking For
Required:
- 4+ years of experience in the title industry, preferably as a title closer, title processor, escrow officer, settlement agent, or similar role.
- Experience working on the title company, settlement agent, or attorney side of real estate transactions.
- Strong understanding of the Florida title and closing process.
- Experience reviewing title commitments and working through title clearance issues.
- Experience managing files independently from opening through closing.
- Strong understanding of closing statements, payoffs, escrow, funding, disbursement, and post-closing.
- Excellent attention to detail and organizational skills.
- Strong written and verbal communication skills.
- Ability to manage multiple transactions and deadlines simultaneously.
- Ability to work independently and take ownership of assigned files.
- Professional, confident, and client-focused communication style.
Not the right fit if your experience is primarily:
- Mortgage/lender-side closing
- Loan processing
- Mortgage underwriting
- Loan servicing
- Bank operations
We are specifically looking for someone with title/settlement-side experience.
Preferred Qualifications
- Experience with Qualia.
- Florida Title Agent license.
- Experience working for an attorney-owned title company or law firm.
- Experience with both residential and commercial transactions.
- Experience handling escrow and disbursement.
- Experience with Florida title clearance and recording requirements.
- Experience handling transactions independently with minimal supervision.

Compensation
$60,000–$80,000 per year, commensurate with experience.
